Belleair Bluffs, a small neighborhood south of Clearwater, offers a variety of attractively priced housing in an appealing location on the Intracoastal Waterway. “It’s a great community whether you want a waterfront home, a traditional home or a condo,” says Heather Oyler, a Realtor with Sand Key Realty. “It has a lot of restaurants and shops. It’s convenient and desirable, but still affordable.”

Established Florida ranch homes on spacious lots with large yards and private driveways are predominant, while a collection of other midcentury builds is interspersed along the neighborhood’s quiet streets. Several streets end in cul-de-sacs, offering an extra layer of privacy. Traditional housing prices typically range from $400,000 to $800,000, depending on lot size and amenities, such as pools. Large homes selling for $2 million or more are found close to the Intracoastal Waterway. Homes there include contemporary custom designs and architecturally significant dwellings featuring Spanish-influenced architecture. Nearby, all-ages and 55-plus condominium complexes offer housing in the $300,000 to $600,000 range.

Students can attend nearby Mildred Helms Elementary, Largo Middle School and Largo High School, all of which offer prestigious International Baccalaureate learning tracts. Students in kindergarten through eighth grades who complete the Primary Years and Middle Years programmes can attain an IB diploma in high school.

Not only is the neighborhood bordered by the Intracoastal Waterway, but it is also only minutes from the Gulf of Mexico via the Belleair Causeway, where a convenient boat launch is located. “You have very easy access to the Intracoastal and the Gulf, and depending on what you prefer, you can enjoy leisurely boating, or you can take your fishing boat out,” says Oyler. The causeway’s Belleair Bridge leads directly to the town of Belleair Beach. Attractions there include Bayside Park, which features a small beach on the Intracoastal side, a playground and nearby tennis courts. There is public beach access on the Gulf side. Nearby, Hallett Park is a waterfront green space in neighboring Belleair and the Fred Marquis Pinellas Trail is a popular paved bike path just east of the neighborhood.

An eclectic mix of retail and dining options can be found here, primarily concentrated along Indian Rocks Road, the neighborhood’s main thoroughfare. “There are a lot of antique shops, high-end décor and clothing shops, a couple markets and a few upscale restaurants,” says Oyler. At the family-run Provence Art and Antiques and Collum Antiques, shoppers can discover items from as far back as the 1800s, including Civil War relics. Belleair Market is popular for its extensive selection of wines and craft beers, as well as its walk-in humidor. Adjacent is Belleair Café, a cozy eatery that offers outdoor dining. Chez Colette’s French Bistro serves timeless classics such as crepes and coq au vin in an intimate setting. An array of additional retail and dining options can be found at The Plaza, including upscale restaurants E&E Stakeout Grill and Seaweed. Residents can stock up on essentials at the nearby Publix.
