Established borough just outside of Philadelphia

Separated from Philadelphia by the Delaware River, Bellmawr is a residential borough with lush green spaces, an active community and tree-lined streets. “Bellmawr is really a suburb of Philly,” says Timothy Belko, a Realtor with Fox & Roach Realtors of Berkshire Hathaway HomeServices who has been selling homes in the area for over 15 years. “It provides a better entry-level price point for people who want proximity to Philadelphia but are priced out of more expensive areas like Haddonfield.” About 10 miles from Philadelphia, the borough offers quiet, suburban living with easy access to Interstate 76 and the conveniences of city life.

Ranch and Cape Cod-style homes with modest lots

Bellmawr is an established community with single-family homes dating back to the mid-1900s. Traditional ranch-style, split-level and Cape Cod-style homes sit on modest, manicured lots with room for a small garden or deck. “On the east side of the Black Horse Pike, homes tend to be more expensive. In the center of Bellmawr, there’s a neighborhood that’s all ranchers, while on the west side, the majority of houses are Cape Cod,” Belko says. Prices range from around $210,000 for a two-bedroom ranch-style home to about $405,000 for a four-bedroom Cape Cod-style home. “There’s also one neighborhood of all twins.” Homebuyers will find twin homes ranging from about $265,000 for a two-bedroom to $300,000 for a three-bedroom.

Reach Philadelphia by car, train or bus

The borough is about 10 miles southeast of Philadelphia, and residents can cross over the nearby Walt Whitman Bridge into Center City. “You can get there in 15 to 20 minutes,” Belko says. “Route 42 and I-95 are the two main thoroughfares. One runs north-south and the other east-west, which makes it relatively easy for commuters. The PATCO Speedline also goes from Philadelphia into some of the nearby suburbs like Haddonfield.” Route 400 of the NJ Transit Bus also travels to Center City, with several stops in the borough along Black Horse Pike. The closest airport is the Philadelphia International Airport, which is less than 15 miles away.

Local eateries and supermarkets line Browning Road

Restaurants and shopping centers are scattered throughout the borough. “Like many South Jersey towns, Bellmawr doesn’t have a central downtown or anything like that,” Belko says. Browning Road bisects the community and has several local favorites. Carmen’s Deli is a New Jersey staple known for its loaded hoagies and Philly cheesesteaks, while Dominic’s Tavern is a laid-back spot serving classic pub grub and drinks from its wood-paneled bar. Residents can pick up groceries from Aldi and grab a treat next door at The Whole Scoop. The ice cream shop serves homemade ice cream and specialty sundaes from its green-and-purple beach-style cottage.

Vibrant playgrounds, sports courts and dog parks

The borough has seven green spaces, including five playgrounds for kids to explore. In the center of town, the Scott E. Merula Playground stands out with colorful climbing structures, interactive musical instruments and a merry-go-round. The playscape is part of the Bellmawr Recreation Center, which also features a tennis court, ballfields and a half-mile paved track. Further north is the Bellmawr Street Hockey Complex, which has four outdoor rinks where the Bellmawr Hockey Association gathers. The community caters to its furry friends with agility courses at Florence Korostynski Memorial Dog Park and Sullivan Dog Park. “There’s also Bellmawr Lake, which is really popular for the summer. It’s about an hour to the Jersey Shore, which attracts a lot of other people as well,” Belko says.

Festivities at the Bellmawr Recreation Center

The borough hosts seasonal events at the Bellmawr Recreation Center. Popular festivities include the annual Octoberfest, which celebrates the beginning of fall with live music, food trucks, pony rides and more. Christmas in Bellmawr includes cookies, hot chocolate and sleigh rides around the park.

Low student-teacher ratio in the Bellmawr Public School District

The Bellmawr Public School District includes two elementary schools and one middle school, with an average student-teacher ratio of 15-to-1. “There’s free Pre-K, which parents enjoy,” Belko says. Kids in grades K-4 may attend Ethel M. Burke Elementary School, which earned a B-minus from Niche, or Bellmawr Park Elementary School, which earned a C-plus. Older kids attend the C-rated Bell Oaks Middle School. Most teens attend the nearby Triton Regional High School, which is rated a B. The high school features a two-year STEAM Academy offering students the opportunity to take higher-level courses in collaboration with Camden County College.

Businesses in the Bellmawr Industrial Park

The Bellmawr Industrial Park is tucked in the southern corner of the borough along Benigno Avenue. “The industrial center has an Amazon facility now, and they’ve got one of the main post offices in the area. Most people are commuting or working from home though,” Belko says.
