A secluded suburb on the San Francisco Peninsula
With narrow roads carved into chaparral-covered hillsides and homes that back up to wide-open green space, Belmont Country Club is one of Belmont’s finest — and most secluded — suburbs. The catch is: there’s no country club here, at least not anymore. The original country club went out of business nearly a century ago, and all that’s left is a replica medieval French grain silo once used as a promotional office by the club’s developers. But the neighborhood’s modest homes, remote locale and sweeping views are a suitable replacement. “There’s a lot of privacy, but you’re pretty close to everything. You’ve not out there in the middle of the woods. If you go further out, it can feel a little lonely,” says Realtor MaryAnn Cruz of Corcoran Icon Properties, who has lived and worked in the area for more than 20 years.

Midcentury homes with mountain views
The homes in Belmont Country Club were mostly built in the 1950s and 60s. The majority are ranch style homes and split-level designs that were popular at the time. There are some newer homes here, including spacious modern farmhouses with high ceilings and tall windows. With lot sizes coming in around 7,000 square feet, there’s plenty of room for backyard get-togethers, gardening and landscaping. These homes are perched in the hills just east of the Santa Cruz Mountains, and some fetch top-dollar for their mountain views. In addition to the allure of relative seclusion, home values are elevated by the neighborhood’s location between San Francisco to the north and Silicon Valley to the south. Prices range from around $1.5 million to $4 million.

Walk to local hiking trails
Hiking trails weave across the canyons and hillsides between Belmont Country Club’s residential streets. The San Juan Canyon Open Space Trailhead, in the neighborhood’s northwest corner, leads to Laurelwood Park, a 225-acre open space with rugged terrain with trails etched into the base of Sugarloaf Hill. Waterdog Lake Open Space, at the opposite end of the neighborhood, has a network of trails that lead to a small lake nestled at the bottom of forested hills. There’s also Barrett Park, which has a playground and a community center that offers year-round youth classes and a summer camp.

Highly rated public schools
Schools are a major draw for Belmont Country Club residents. “There’s two big reasons people move here, for the privacy and the school district,” Cruz says. Young students start at Cipriani Elementary, which earns an A rating from Niche. The elementary school has twice been recognized with a California Distinguished Schools Award, once in 2004 and again in 2018. The next stop is A-rated Ralston Middle School, followed by Carlmont High School. The high school earns an A-plus rating and is ranked the third-best in San Mateo County by Niche. It’s been recognized as a California Distinguished School and has a 98% graduation rate.

Carlmont Village Shopping Center
Carlmont Village Shopping Center, at the southeast corner of the neighborhood, offers convenient shopping and dining. Residents can pick up groceries at Safeway or Lunardi’s Markets. Dining options are plentiful here: locals can sit down for hand-rolled pasta at Vivace Ristorante, stop off for a cup of coffee at Café Bliss or pick up Greek to-go at Capo Mediterranean. For everything else, big box stores and upscale shopping can be found nearby in Foster City and Downtown San Mateo.

Getting around the Peninsula, from San Francisco to San Jose
Belmont Country Club isn’t walkable, so residents will likely need a car to get around. It backs up to Interstate 280, a major Bay Area highway that offers a direct connection to San Francisco, Silicon Valley and San Jose. The nearest Caltrain station is about 2 miles away in Hillside. Caltrain is a commuter train that runs up and down the Peninsula from the northern tip of San Francisco to south of San Jose. San Mateo Medical Center is the nearest major hospital, located about 2 miles east of the neighborhood.
