Nothing but beautiful views
Italian for “beautiful view,” Belvedere’s name completely wraps up this bayside community. Sitting right on Richardson Bay, “It’s hard to beat Belvedere for scenery or luxury living,” says Marin County Realtor Karrie Hill, who uses her experience as an attorney to best benefit her clients. “The homes here are spectacular, set right on the private lagoon or on the two islands, with views of everything from Angel Island to Sausalito, Mt. Tam and the Golden Gate Bridge, or even the full-on San Francisco skyline.” Belvedere Lagoon separates Belvedere and Corinthian Islands, blending the quiet, small-town feel of a fishing village with the upscale air of a seaside resort filled with private yachts.

Beauty and the Bay
A summer destination for San Francisco’s wealthy and well-to-do since the late 1800s, Belvedere’s earliest homes were designed by noted architects of the time like Julia Morgan of San Simeon’s Hearst Castle and Albert Farr, creator of Wolf House for famed author Jack London. The biggest construction boom came after World War II, as Belvedere Lagoon pressed on to create more waterfront properties and spaces for waterside play. Midcentury modern and Cape Cod-inspired homes mixed with storybook cottages, Mediterranean villas and palatial modern estates all around the island to recreate the relaxed feeling of a resort hotel stay. “A lot of houses along the water have their own docks for personal boating activities,” says Hill. “And the San Francisco Yacht Club is right on the island for residents to join and enjoy.” As a result of the city planning commission’s regular reviews of the architectural design of most improvements for homes, docks and landscapes, only a handful of new homes have been built in recent years. The oldest homes, however, date back to the late 19th century. As with any highly sought-after address, the price tags of Belvedere’s homes run the gamut, ranging from $3 million to a whopping $30 million.

A touch of history at every turn
Establishing itself as an area social center in 1934, Belvedere birthed the San Francisco Yacht Club for a little show and tell amongst friends while the socialites of its Women’s Auxiliary oversaw the planning of parties, dances and fundraisers. Secret stairways and hidden walking paths — referred to as “the lanes” — created for 19th-century summer boaters still provide access to the spots on Belvedere Island more challenging to reach. While some have since deteriorated or covered up, residents have carefully placed hand-painted wooden signs to mark the history that each one holds. As a nod to the flora that fills the island, residential streets take the names of what’s seen the most, including Eucalyptus, Madrona, Bayview and Golden Gate.
