Nestle into Neshaminy Valley and enjoy all the nearby conveniences. “It’s definitely suburban but I wouldn’t say metropolitan,” says Keith Lawson, a local Realtor with RE/MAX Affiliates. “It’s a more laid-back area, very quiet and clean. It’s a good fit if you want to get away from the hustle and bustle of the city but it still has a great walking score and access to the turnpike and nearby shopping.”

Homes in Neshaminy Valley include town houses that range in price from $340,000 to $410,000 and range in size from 840 to 2,200 square feet. Split-level and colonial revival homes are also available and typically go for between $160,000 and $950,000. The square footage for single-family homes falls between 500 and 3,500 and some homes date all the way back to the 1920s. There is newer construction, however, as recently as the early 2000s. Lots range from spacious to simple square footage and can fall anywhere from 5,000 square feet to almost 5 acres. One and two-car garages are a common convenience and most homes sit on lush green lots shaded by mature trees and landscaped with tidy shrubs and flowers.

Students in Neshaminy Valley can attend Belmont Hills Elementary School, which received a C-plus rating from Niche. They offer extracurricular activities that include everything from choir to sports club to Reading Olympics. Cecelia Snyder Middle School is another option that received a C rating from Niche and encourages student participation in clubs like board game club, crafts club and cultural club. Neshaminy High School received a B-plus rating from Niche and first opened in 1953. The school underwent a major renovation project in 2009 that added new classrooms.

Get some fresh air or work up a sweat at Firefighter’s Field Community Park. The park is named in honor of fallen firefighters and public service personnel in the community. Let your little ones run off some energy on the playground while you take advantage of the walking paths. Toss a frisbee or start a pickup game on one of the three soccer fields. Bring a blanket and enjoy an afternoon picnic.

Craving some authentic Mexican cuisine? On the Border Mexican Grill & Cantina is known for its fresh chips and salsa followed by classic dishes like fajitas and burritos. If you’ve been bitten by the shopping bug, head to Neshaminy Mall which sits just outside of Downtown Philadelphia with over 120 retail stores and restaurants for you to explore. Finish your evening catching the latest flick at the AMC Neshaminy which has been ranked as one of the top 30 theaters in North America thanks to its luxury recliners and delicious menus. For a taste of local history, visit Growden Mansion, a landmark and museum that still has bullet holes from the Revolutionary War in its walls.
