Bentleyville offers a range of housing options, from contemporary ranches to much larger, Colonial-style homes situated on a few acres. Home prices range from $250,000 for a 2-bedroom ranch on 2 acres and reach upwards of $1.8 million for a 5-bed mansion on 6 acres. The median lot size for homes is 1.5 acres, creating a quiet, private way of living. Homes sit pushed away from the winding roads behind established trees, and cul-de-sacs are standard. With a median home price of $910,000, most homes are closer to the million-dollar mark.
And as Eagle points out, "It's one of the few places around Chagrin Falls where you can buy a newer home. Not new as in there are a lot of new developments in the area, but newer than Chagrin Falls.” The median year built for homes in Bentleyville is 1989, as opposed to 1958 in Chagrin Falls. Inventory is low in this highly sought-after community, and homes only spend about 27 days on the market compared to the national average of 42 days.

Four highly rated schools
In 1929, Bentleyville parted ways with Chagrin Falls and became a town of its own. But students are still zoned for schools within the Chagrin Falls Exempted Village School District, which holds an A-plus rating on Niche and excels in academics, college prep, teachers and administration. Kids attend Gurney Elementary School, which has an A rating on Niche, from Pre-K through 3rd grade. They then go to Chagrin Falls Intermediate Elementary, which serves 4th- 6th graders and also holds an A. Chagrin Falls Middle, which has an A rating, is the next step for pre-teens. Older teens attend Chagrin Falls High, which also has an A rating and is home to over 28 advanced placement courses. The Intermediate School, Middle School and High School are all Blue Ribbon Certified.

Golf lovers join the Chagrin Valley Country Club, which is home to a 26-hole course designed by architect Stanley Thompson. Members can connect with the community through the couples, junior, ladies and senior golf leagues. While golf is a large part of the culture of the country club, there are tennis leagues as well. There is also a six-lane competitive pool.
South Chagrin Reservation on Chagrin Road is a short drive away for residents. A large canopy of trees provides shade to the walking trails that wind around the several cascading waterfalls, including the Double Decker, Zen and Squaw Falls. Hiking through the greenery to reach the Henry Church Jr. Rock, which dates back to 1885, allows residents to break a sweat while taking in the scenery.
On the weekends, residents head to the Chagrin Valley Roller Rink on South Main Street, a community staple for 75 years.
Eagle says that outdoor activities vary depending on the season. “In the summer, residents go to one of the metro parks or into Downtown Chagrin Falls for ice cream and to visit the playgrounds. It’s pretty busy during the summer. In the winter, if the students have a snow day, they’ll go sled riding down hills at the parks,” she says.

Commuting for essentials
Everyday needs are a drive away from Bentleyville. Residents head to Solon, a neighboring community bordering Bentleyville to the south, to shop at the Solon Square Shopping District. Also in Solon is Market District Supermarket, where residents can stuff their carts with fresh produce and other grocery essentials. The nearest Walmart is 5 miles south of Bentleyville in Aurora.

Driving to get around
Bentleyville is driver centric. There are no paved sidewalks or bus routes, and the only bike lanes are within the park spaces. Residents can easily access Highway 422 and Route 91 from Bentleyville, making getting around the Greater Cleveland Area a breeze.
“Cleveland is about a 30-minute drive, and it takes about 40 minutes to get to Akron,” Egle says. “There are two huge hospitals in Cleveland that are a big draw, so lots of people working there like to live in this area.”
Residents of Bentleyville have easy access to Route 422.
Visiting nearby towns for events
There aren’t any major events in Bentleyville but residents can head to Chagrin Falls for the annual Film Fest, Thursday Night Concerts, art shows and more.
Shopping, dining, and entertainment are available in nearby Chagrin Falls.
