Located along the Jersey Shore, Berkeley Township features coastal suburban living with convenient interstate access. “I love being here,” says Sheryl Paglione, a Realtor with RE/MAX Revolution, and a Berkeley resident who's been selling homes here for nearly five years. “I can hop in my car and go to the beaches, take a stroll on the boardwalk anytime I want and I can get to Long Beach Island in half an hour.” Popular chain and local businesses are spread throughout town, and the neighborhood’s west end holds the starting point for South Jersey’s seemingly endless pinelands. On top of its own amenities, residents are also just miles from nightlife in downtown Toms River and Seaside Heights.

Pirate-themed playground at John C. Bartlett

In the southern end of town, the 25-acre John C. Bartlett, Jr. County Park at Berkeley Island was rebuilt in 2018 after sustaining damage from Hurricane Sandy. Locals can kayak in the bay, kids can run around the pirate-themed playground and the park has some of the best sunrise views in town. Berkeley Island is also a popular spot for crabbing and fishing for Bluefish and Striped Bass. There's space for picnics near Cedar Creek and Dudley Park offers a sandy court for volleyball. Close to the area’s schools, Veterans Park offers over a dozen sports facilities, a skatepark and the 18-hole Cedar Creek Golf Course. On the western side of Garden State Parkway, Double Trouble State Park has over 8 miles of trails through pinelands. Public beach access in the area is limited, but Seaside Heights’ 2.5-mile boardwalk is just across the bay.

Ranch-style homes from the $200,000s

Houses are arranged along suburban streets with lots up to 2 acres. In the west end of town, two-bedroom ranch-style homes come with attached garages and range from $200,000 to $400,000. Down by the bay, mid-century colonial-style homes and contemporary houses built within the past 10 years go for $700,000 to $1 million. Four- to six-bedroom waterfront mansions sell for $1 million to $2 million. There are also two- and three-bedroom townhouses close to the water that sell for $400,000 to $600,000. The CAP Index gives Berkeley a crime score of 3 out of 10, with the national average being 4.

Farmers markets, free concerts each summer

Starting in May, a farmers market is held every Tuesday at the Berkeley Township Recreation Center. The Sounds of Summer, a free concert series, takes place from July to September at Veterans Park.

Shopping and Dining along Route 9

Residents can head down U.S. Route 9 for Moore’s Farm Market with locally sourced produce and flowers, or to a ShopRite for groceries. Farther south, there are popular restaurants like Grits & Grace with breakfast comfort foods and Shady Rest, which has been serving pizza and cocktails since 1966.

Students may start at Bayville Elementary, which gets a C-plus from Niche, before going to Central Regional Middle, which also has a C-plus. They may then attend Central Regional High, which earns a B-minus and offers specialized academic programs for art, digital media and the humanities.

Close to Route 9, Garden State Parkway

Locals can access buses that run along U.S. Route 9 in the eastern part of the neighborhood. Garden State Parkway runs through the middle of Berkeley, getting commuters 60 miles north to Manhattan and 40 miles south to Atlantic City. Residents can also drive 55 miles west on State Route 37 to get to Philadelphia. “Proximity to highways that will take you in every direction coupled with the ocean breeze makes this neighborhood a highly sought-after place to call home,” says Kimberly Bell, a Realtor at RE/MAX Revolution, and a local resident who’s been selling homes here since 2000.
