Bethpage, located in the middle of Long Island, features highly rated schools, quick commuting options to New York City and easy access to a frequent stop on many PGA tours. “This is a nice, quiet area. We have a train station, ice rink, town pool and little dog park. You always see people walking around with strollers or their dogs. We have lots of dogs,” says Sherry Krapf, a licensed associate real estate broker with Signature Premier Properties and fellow Bethpage resident. Getting outside for some fun is a breeze with the community park and expansive state park. With plenty of housing options and popular recreation spots, Bethpage stays busy.

Cape Cods from $500,000

Smaller Cape Cods and ranch-style homes make up most of the market here, and they often sell for $500,000 to $750,000. Colonial-style homes, some built as recently as 2024, sit in the higher range of $800,000 to $1.5 million. “Once you get over $1 million, things aren’t as frenzied because you’ve got that kind of rarified air. But that lower end, $500,000 to $750,000, is very competitive, and we see homes disappearing, on average, in three weeks or less,” says Alan Jurmain, a licensed real estate salesperson at Daniel Gale and Sotheby’s International Realty. With narrow sidewalks running throughout the area, some residents can walk from their homes to Bethpage Community Park or Bethpage High School. The CAP Index crime score for Bethpage is a 2 out of 10, with 10 being the highest. The national average is 4.

Catching a football game at Bethpage High

Students in the northern half of hamlet attend Kramer Lane Elementary School, earning an A-plus from Niche, while kids in the southern half learn at the A-rated Central Boulevard Elementary School. No matter which elementary school kids attend, they move on to John F. Kennedy Middle School and later Bethpage High School, both of which also receive A-plus grades. "Bethpage High has a ton of school spirit. Everyone goes to the football games there,” Krapf says.

Golf at Bethpage Black Course

Bethpage is famous for its 1,477-acre Bethpage State Park, home to five golf courses, including the Bethpage Black Course. “Whenever there’s a major championship golf tournament like the U.S. Open or the PGA Championship at Bethpage, that is certainly an event for a couple of weeks,” Jurmain says. The park also features other athletic fields alongside hiking, biking and equestrian trails. The Bethpage Bike Trail stretches over 13 miles.

Bethpage falls in the town of Oyster Bay, and Krapf mentions how the town of Oyster Bay (also called TOBAY) Beach, which is only 20 minutes from Bethpage, is a busy residents-only spot with a spray park and restaurants. Bethpage Community Park welcomes guests to hang out in the skate park, ice-skating rink, community pool or paved athletic courts. The Bethpage Public Library and Island Trees Public Library organize movie nights, book clubs and DIY craft workshops.

Shopping and dining in Bethpage

“There are a lot of diners and restaurants. People really like Italiano Ristorante and Red Volpe,” Krapf says. Popei’s Clam Bar is another favorite for fresh seafood, and residents often grab lunch or dinner at Opa Grille for Greek dishes or Patrizia’s of Long Island for Italian. When it’s time to stock up on groceries, King Kullen, Badshah Farmers Market and Patel Brothers have the essentials covered.

Kiwanis Street Fair

The nonprofit Bethpage Central Park Kiwanis Club throws a street fair every May and October to raise money for their youth programs and scholarships. The fair takes over Broadway to make room for food trucks, vendors, parades, live music and carnival rides. Many places of worship fill Bethpage, including St. Martin of Tours Roman Catholic Church, which has been standing since 1923, and the Masjid Al-Baqi, which opened its doors to the community in the early 1990s.

Commuting from Bethpage station

The Seaford-Oyster Bay Expressway and Bethpage train station make traveling out of town a breeze. Jones Beach is less than 14 miles south, a trip that takes just 20 minutes, and the Long Island Rail Road takes commuters to New York City in about 45 minutes. “That’s why I think a lot of people want to live in this area,” Jurmain says. “It’s quieter, you get more of a suburban lifestyle, lots of trees, but you’re still close to the city, and it’s easy to get around.”

Cleanup in progress, hurricane season

Bethpage was once the site for the Grumman Aerospace facility until 1996, which caused a groundwater plume from toxic waste that the U.S. Navy and Northrop Grumman Corporation continue to clean up by digging new wells for the community. More wells will continue to be built into 2027.

Like the rest of Long Island, hurricane season can impact Bethpage, but often not as strongly as it impacts coastal communities. There's a major risk of high winds during this season, making them the biggest concern for most homeowners here, but there's also a moderate risk of flooding.
