Beverly Farms is a coveted coastal community on the North Shore
Originally a summer haven of the Gilded Age’s elite, Beverly Farms is a coastal New England community coveted for its residents-only beach, historic homes and walkable commercial center. “It's such a cool little town. There’s so much history here, and these old properties are absolutely gorgeous,” says George Needham, a Realtor and the founder of GLN & Company. “It’s one of the nicest areas in New England.” The community’s natural beauty inspired the name of Los Angeles’ famous Beverly Hills neighborhood, and it’s attracted notable residents, including the Supreme Court Justice Oliver Wendell Holmes and the novelist John Updike. West Beach and locally owned shops and restaurants add to the appeal. “A lot of folks who want to move here, their kids have gotten a little older, and they want to live in a place where you can walk downtown and to the beach,” Needham says.
Beverly Farms is a seaside neighborhood celebrated for its exclusive private beach and local charming shops.

An exclusive beach, nature trails and a playground
Admission stickers to West Beach are a coveted item in the area. “It’s huge to have access to that beach,” Needham says. “It’s pretty much private because you can only get a sticker if you live here.” During the summer, beachgoers can take a dip in the Atlantic Ocean and lounge in the sand. Dix Park’s playground is a popular way for kids to get outside; the park also has a baseball field, a basketball court and a tennis court. The over 400-acre Beverly Commons Conservation Area is also called Witches Woods because some families hid there during the Salem witch trials; today, the park is a popular natural area with trails through a maple and hemlock forest. The Beverly Farms Branch Library and the Hastings House community center both have regular events, including story times and community meetings.
Local kids spend their summers playing on the sun-kissed, sandy shores of the exclusive West Beach in Beverly Farms.

Colonial homes in town, on the beach or on tree-filled lots
Homes near town sit close together along sidewalk-lined streets, while those farther away have a more pastoral feel, with stone walls and mature trees separating spacious properties from neighbors. Some homes here face the Atlantic Ocean and have private beach access. Houses vary widely in style, and colonial, Dutch Colonial and Cape Cod homes are most common, with some built as early as the mid-1800s. “It's very rare that properties come on the market here,” Needham says. “You have to be patient to find the right place.” Homes under 3,000 square feet usually cost between $740,000 and $1.1 million, while larger houses can range from $1.2 million to $3.4 million, depending on size and amenities. Townhouses can cost between $680,000 and $1.5 million.

Over 100 years of Fourth of July festivities
The Farms-Prides Fourth of July is a huge community event that has attracted locals and visitors since the 1880s. The day kicks off with a Horribles Parade, a New England tradition where the floats and costumed marchers make fun of celebrities, politicians and news stories. The day’s festivities also include a house decorating contest, a cookout and an old-timers softball game. The evening’s activities take place at West Beach, which is open to anyone who buys a wristband, and includes live music and fireworks launched over the water.
Locally owned restaurants and stores along West and Hale Streets
Beverly Farms’ commercial center on West and Hale Streets features a mix of restaurants and locally owned stores. Needham recommends Hale Street Tavern, a casual hangout that serves pub fare, oysters and sushi. “I love that place,” Needham says. “You see a lot of locals there, and they have amazing sushi.” Andalin Thai Kitchen and Bar offers Thai classics for dine-in or delivery. The Book Shop of Beverly Farms has been a mainstay here since 1968, and Vidalia’s Market sells a small selection of locally grown produce and gourmet groceries. More grocery options, including Shaw’s and Whole Foods Market, are in Beverly.
