Tree-lined streets with 20th-century homes

The area’s ranch-style homes and craftsman bungalows were largely built between the 1920s and 1960s, with most sitting on properties of a quarter-acre or less. The neighborhood has a competitive housing market, with most homes sold within two weeks of being listed. According to Homes.com data as of October of 2025, only two homes have sold in the past year, price tags ranging from $440,000 to $610,000.

Library programs and career and technical education courses

Most of the area’s families are served by Highland Elementary School and Lewis and Clark Middle School, both of which earn B-minus overall grades from Niche. Billings Senior High School receives a B and has a variety of career and technical education courses in business, family and consumer sciences and technology. The MSU Billings campus sits on the northeast side of Highlands and has over 500 employees and roughly 4,000 undergraduate students. Nearby, the Billings Public Library hosts numerous community events and programs each week, from kids’ game nights and story times to movie showings and book groups.

Grant avenue businesses from pizza shops to pub fare

There is a wide array of businesses lining Grant Avenue, which serves as the area’s main commercial corridor, from coffee shops and pawn shops to salons and a music store. Locals can order burgers and pizza from MadHouse Bar & Grill before picking up their groceries from the Albertsons a few doors down. Black Dog Coffee House serves baked goods, sandwiches and espresso, while Tarantino’s is the go-to spot for takeout pizza. “Poly Food Basket is also nearby,” says Osborn. “It’s a great mom and pop shop that has its own butcher, so you can walk up to the counter to make special orders. It’s not a huge spot, but people like their personal touch.” Dozens of restaurants and shops can also be found just east of Highlands in downtown Billings and along 27th Street.

Free events and sports facilities at Pioneer Park

The 32-acre Pioneer Park has picnic tables, paved walking trails, open fields space, tennis courts and a baseball diamond. Disc golfers can practice their drive on the nine-hole course and, in the summertime, locals can cool off in the wading pool. “The park hosts a lot of events throughout the year, including Symphony in the Park and Shakespeare productions that are open to the public,” says Osborn. “People will park nearby and bring blankets and lawn chairs to enjoy a show at no charge.” The Hilands Golf Club has a nine-hole course, a restaurant and an outdoor pool.

MET Transit bus routes and proximity to Billings-Logan International

Billings MET Transit operates the area’s bus routes, with nearby stops along Grand Avenue, Rimrock Road and 13th Street. The Billings-Logan International Airport lies just north of Highland, with a small selection of daily commercial flights. Interstate 90 can take drivers around 140 miles west to Bozeman.
