East Billings community with easy interstate access
Lockwood’s convenient location along Interstate 90 gives it easy access to most of Billings, and a new bypass planned for completion in 2025 will connect it to the city’s northern suburbs. “In the next couple of years, Lockwood is going to be booming with new buildings and new commercial development,” says Nikki Zimmer, a broker at Metro Realtors LLP who’s sold homes here for 19 years. Today, Lockwood is a mix of industrial employers and residential areas with few retail options along Old Hardin Road. The Yellowstone River borders the neighborhood, and downtown Billings is roughly 5 miles away.
Split-level homes on spacious lots
Most of Lockwood’s residential areas are south of Interstate 90, where split-level and ranch-style houses built in the last half of the 20th century sit along narrow, sidewalk-less streets. Yards can be up to an acre, large enough to accommodate large vegetable gardens, recreational vehicle storage and backyard workshops. Prices typically range from around $250,000 to $400,000. In the neighborhood’s east, 21st-century Craftsman-inspired new traditional homes are set in hilly terrain, offering expansive views of the distant horizon. These homes rarely come on the market, though one sold for around $500,000 in late 2024. Two- and three-bedroom manufactured homes built in the 1990s can be found throughout the neighborhood; these can cost between $50,000 and $60,000.
Many of the manufactured homes in Lockwood are part of a mobile home park.
Newer homes in Lockwood have a split-level and new traditional inspired styling.

The Global Affairs Club at Lockwood High
Local kids can attend Lockwood Schools, which share a campus in the neighborhood. Lockwood Primary serves kindergarten through Grade 2 and earns a B-minus from Niche, while Lockwood Intermediate covers Grades 3 through 5 and earns a C. Lockwood Middle also earns a C, and Lockwood High earns a C-minus. High schoolers can join the Global Affairs Club, which won first place and a trip to India at the EconoQuest Conference in 2024. There are also over 15 sports teams to choose from, including girls' flag football, which has an annual camp hosted by the NFL’s Atlanta Falcons.

Along Interstate 90
Interstate 90 passes through Lockwood, leading roughly 5 miles to downtown Billings; Old Hardin Road, which turns into Highway 87, offers an alternate route downtown. The Billings Bypass will connect Interstate 90 to Highway 312, so drivers won’t have to go through downtown to get to The Heights, a neighborhood just across the Yellowstone River with retail stores. With no public transportation or bike lanes, and few sidewalks, residents rely on their cars to get around the city. Intermountain Health St. Vincent Regional Hospital and Billings-Logan International Airport are both about 7 miles away.
Creative offerings at Yellowstone Coffee and Canvas
Fast food restaurants like McDonald’s and Burger King can be found near Interstate 90. There aren’t many local restaurants here, but residents can order Chinese comfort food from Jin’s Buffet or spend an afternoon at Yellowstone Coffee and Canvas, a local coffee shop that sells canvases and ceramics that can be painted on-site. Zimmer says that most people dine or shop downtown or in Billings’ west end. “But it’s easy access,” she says. “You jump on the interstate and 10 minutes later, you’re at an interstate exit.” National retailers like Target are also nearby, along with grocery stores like Lockwood IGA and Albertsons.
Grab something hot on a cold day at Yellowstone Coffee and Canvas in Lockwood.
There are several pocket parks throughout the neighborhood, including Hillner Park, with a 9-hole disc golf course, and Count Park, which has a baseball diamond. The Lion’s Lair is a playground on the Lockwood Schools' campus. Nearby, the 765-acre Four Dances Recreation Area nearby has a roughly 2-mile trail through sagebrush and ponderosa pines. “I like to take my dogs out there,” Zimmer says. “It's got good views of the city and the river down below.” The three caves at the 23-acre Pictograph Cave State Park were once home to prehistoric hunters and feature over 2,000-year-old cave paintings.

The MontanaFair at MetraPark
MetraPark, Billings’ fairgrounds that includes several event spaces, is just across the river from Lockwood. The First Interstate Arena here is the state’s biggest indoor concert venue, hosting major acts like REO Speedwagon and Hank Williams Jr. The MontanaFair each August draws huge crowds to MetraPark for nine days of agriculture competitions, fair rides and carnival games.
Some areas at high risk for flooding
Some areas of Lockwood are in a Special Flood Hazard Area and are at high risk of flooding. Homeowners here may have to purchase flood insurance. The last floods to affect the neighborhood were in 2022. Proximity to undeveloped areas also puts the neighborhood at high risk for wildfire, though residents are more likely to experience reduced air quality from nearby fires than any direct effects. The Lockwood Fire District serves the area, employing 17 firefighters.
