Biscayne Gardens is a central Miami suburb with big vintage homes
Biscayne Gardens is a picturesque suburb 15 miles north of downtown Miami with large lots and streets lined with palm, like oak and poinciana trees. “You got good-sized lots and big old houses. It’s a great neighborhood,” says Joel Arguello, an experienced Realtor with Alfa Realty Group and former resident. “And it’s central. You’re very close to the highways. You’re smack in between both airports, and you’re 10 minutes from the beach.”
The leading industries in Miami-Dade County are healthcare, retail trade and construction. The closest major hospital, HCA Aventura Florida Hospital, is less than 10 miles away.
From ranch-style houses on the canal to condos
This community sits between the west side lakes and the canal, making waterfront property common. “Growing up, I had friends who lived on the canal, and we’d fish behind their houses or [go jet-skiing],” Arguello says. “To access the water, you need to know someone who lives on it.” The median price for a home here is about $500,000. Current listings are divided between single-family homes and condos and townhouses. Most of the community’s stucco ranch-style houses and cottages were built between the 1930s and late ‘60s, while low-rise condos cropped up between the late ‘60s and ‘80s. A small selection of vacant lots and new construction properties are also in the area.
Flood insurance is highly recommended in Biscayne Gardens
Hurricane season on the Atlantic Coast runs from June to November. Most of Biscayne Gardens is within a special flood zone, so homebuyers may be required to obtain flood insurance to secure a federal loan.
Students have great schools nearby, including an FIU campus
Miami-Dade County Public Schools earns an A-minus on Niche. The district’s choice program allows students to apply to magnet schools and programs outside their attendance zones, such as the Marine Academy of Science and Technology at Florida International University’s Biscayne Bay Campus. Earning an A-plus, the school holds the No. 1 spot on Niche’s list of public standout schools in Florida and offers programs in marine science and environmental education. It partners with FIU's waterfront Biscayne Bay Campus, providing students access to a biodiverse estuary. FIU ranked in the Wall Street Journal’s 2024 list of the nation’s top 50 public universities. The university offers almost 200 degree programs.
Nearby recreation includes Oak Grove Park and Oleta River State Park
Biscayne Gardens has a couple of green spaces, including Oak Grove Park, which features areas for soccer, tennis and swimming. Florida’s largest urban park is less than 10 miles away for more outdoor recreation. Oleta River State Park stretches out more than 1,000 waterfront acres under a mature tropical canopy. Visitors can bike and hike along its trails while kayakers paddle between the mangroves. The park also draws local anglers and campers.
Conveniences are on NE 167th Street, and Aventura Mall is nearby
Local restaurants and markets line Northeast 167th Street, as do big-box stores like The Home Depot and Walmart. The crown jewel of South Florida shopping, Aventura Mall, is less than 10 miles away and offers more than 50 restaurants and 300 stores. In 2024, it won the Miami New Times’s Best Mall in Miami award.
A community central to I-95, Florida’s Turnpike and public transportation
The community is close to several Miami-Dade County’s public transit options, including Metrobus stops on main roads and a Tri-Rail station on the west side. Interstate 95 and Florida’s Turnpike intersect on the north side. Miami International Airport and Downtown Miami are less than 15 miles south. Due north, Fort Lauderdale-Hollywood International Airport is also 15 miles away.
For the first time in 60 years, there’s a new sheriff in Miami-Dade County
The Miami Dade Police Department fully transitioned back into a sheriff’s office in January 2025. Sheriff Rosie Cordero-Stutz was the first sheriff elected in 60 years, and the first woman ever elected to that role. The Miami Dade Sheriff’s Office reported that crime rates in early 2025 — between January and March — were lower than those recorded in early 2024.
