I know it very well,” says local Realtor Gina Robichaux of Coldwell Banker Realty. “I believe that the biggest draw is you have eclectic architecture and a lot of nature and foliage. A lot of large trees. It’s very lush — lush foliage and eclectic. It still has an old Miami feel.”

Collection of homes come with variety
By “old Miami,” Robichaux means the quiet, suburban atmosphere preserved in Biscayne Park. Many of the houses in the neighborhood were built in the 1940s and 1950s, which Robichaux describes as an explosive time for construction in the area. But she adds that there are also some classic, Spanish-style homes here that date back to the 1920s. “More modest homes but they’re midcentury modern, there’s old Spanish, there’s Mediterranean. It has it all,” says Robichaux, who has been in real estate for more than two decades. Biscayne Park’s grassy lawns are part of lots that stretch anywhere between one-tenth of an acre to half an acre. Condos supplement the single-family homes in the neighborhood, and can sell for prices from the mid-$100,000s to more than $1 million depending on the size, location and square footage. The single-family houses in Biscayne Park often come with price tags from about $800,000 to more than $3 million.

Local schools provide flexibility
The Miami-Dade County Public Schools system covers Biscayne Park, which carries a B-plus overall rating on Niche. Students are assigned schools based on their address, but the district also allows families to request the school of their choice. Campuses in the Biscayne Park zone include the B-rated Miami Shores Elementary, which offers afterschool care. Students can then move on to the C-rated North Miami Middle, where they can participate in magnet programs on museums or communications. North Miami Senior High, which carries a C rating as well, offers dedicated academies in engineering, culinary arts, finance, and health sciences and firefighting.

Community parks are easy to find
Biscayne Park’s leafy atmosphere leaves room for green spaces. One of the hotspots is Ed Burke Recreation Park, which includes a playground, basketball court, baseball diamond and plenty of open field space. There’s also a recreation center here with a game room. Biscayne Shores and Gardens Park is another option, with a recreation center and a walking path and playground that curve through an assortment of palm trees. The park is home to an afterschool program and youth camps.

Amenities come with the territory
Biscayne Park balances its mostly tranquil atmosphere with close access to commercial amenities. Many of them are situated along or just off the thoroughfare of Biscayne Boulevard. The list includes an ALDI grocery store, which is adjacent to a complex featuring Burlington, Michaels, Ross Dress for Less and dd's DISCOUNTS. Biscayne Boulevard ahas popular eateries like The Big Apple Delicatessen, too offering “a taste of New York” with towering Reuben sandwiches. Also Flanigan's Seafood Bar and Grill, a South Florida staple. “They have famous baby back rings, hamburgers, fish sandwiches, salads, clams, curly fries, onion fries,” Robichaux says. “It’s all really well done.”
Those who don’t mind heading a bit farther outside the neighborhood can get their retail fix at the Bal Harbour Shops about five miles away, a high-end mall with shops like Gucci, Prada and Versace.

I-95 is the main artery of Biscayne Park, FL.
Transportation access is a breeze
