Rural peace and Ocean City proximity define life in Bishopville
Bishopville offers a rural setting less than 15 miles west of the touristy Ocean City beach. Poultry farms and rolling grain crops make up most of this Worcester County community, while high-rise condos, a bustling boardwalk and miles of white sandy beach sit just across Assawoman Bay. It's this dynamic location that attracts most homebuyers. “People here love being so close to the beach, but they also like being able to come home and not deal with the craziness of Ocean City,” says Bill Foard, a Bishopville resident and a paramedic at the Bishopville Volunteer Fire Department. Though the area occasionally experiences heavy traffic, locals can enjoy peaceful activities like boating through cordgrass-covered marshland and playing golf at the public Lighthouse Sound course. “People just drive right past Bishopville on their way to Ocean City, so nobody realizes it’s actually a really pretty town with quite a bit to do,” Foard says.
Houses in Bishopville can sit on farmland, a golf course or the water
Bishopville’s oldest homes include farmhouses dating back to the early 1900s. Ranch styles from the mid-20th century and New Traditionals built throughout the ‘80s and 2000s are also common. The median lot size is a half-acre, but working farms typically have more land. Some properties sit on the golf course, while private docks and piers often stretch behind waterfront homes. The median single-family home price is around $525,000, less than Ocean City’s median of about $625,000. Parts of Bishopville are in high-risk flood zones, where flood insurance is mandatory. The area’s CAP Index Crime Score is 1 out of 10, lower than the national average of 4.
Ocean City is just a boat ride away
Bishopville has several waterfront recreation spaces. Lighthouse Sound’s 18-hole golf course stretches across marshland and overlooks Assawoman Bay. Shell Mill Landing is a boat launch near the mouth of the Bishopville Prong. Cruising east takes boaters to the Isle of Wight Wildlife Management Area, a 200-acre island popular for fishing and waterfowl hunting. Foard says locals also boat right into Ocean City. “If you rent a boat slip somewhere for the day, that’s typically faster than sitting in traffic to drive there.” Once boaters dock, they can relax on Ocean City’s 10-mile-long beach and visit the amusement park rides, arcades and souvenir shops at the boardwalk.
Bishopville can be traffic-heavy during the summer
Though locals can boat around the area, Bishopville is otherwise a car-dependent community. U.S. Route 113 connects with state Route 90 to reach Ocean City. Foard says these highways are traffic-heavy during the summer. “Tourists absolutely clog up the main roads when they’re driving into Ocean City.” He adds that locals typically stay off the highways and take back roads to get to the beach. “The trick is to drive on St. Martins Neck Road until it merges with state Route 90. That's basically the secret, locals-only way to get Ocean City.” The Salisbury Regional Airport, less than 25 miles west, offers daily flights to Philadelphia and Charlotte. Bishopville sits on the Delaware-Maryland border, with other tourist destinations like Fenwick Island and Rehoboth Beach less than 25 miles northeast.
B-plus grades and above for Worcester County Public Schools
Worcester County Public Schools serve Bishopville. Kids can attend Showell Elementary and Berlin Intermediate, which both earn A-minuses from Niche. They may continue to A-rated Stephen Decatur Middle and B-plus-graded Stephen Decatur High, where extracurriculars include color guard, film society and robotics.
Bishopville has a park, post office and volunteer fire department
A post office and a small park with a playground sit at the center of town. The Bishopville Volunteer Fire Department provides some emergency services, but the closest hospital is in Berlin, about 9 miles south. The fire station also hosts several community events. “We do bingo nights, fried chicken dinners and painting classes a few times a year,” Foard says. “The community really shows up for those because they’re fundraisers that keep the station up and running.”
Local restaurants are more popular than Ocean City’s tourist spots
Several seafood restaurants and steakhouses are in Ocean City, but Foard says locals tend to avoid them. “We consider those tourist traps, so everybody sticks to local Bishopville places, even though there aren’t very many options.” Pine and oak trees shade the cozy cottage housing Grove Market, known for its rotating menu that typically features smoked seafood, crabs and oysters. There’s also an upscale restaurant inside the golf course’s shingle-style clubhouse. The closest grocery store is the Harris Teeter in Selbyville, about 5 miles north.
