Ranchers and colonial styles along winding streets
A majority of the residential properties in Apperson-Dickerson are single-family homes that date back to the 1950s and 60s. Although there aren’t many sidewalks in this area, the streets are well-maintained, low-traffic and wide enough for pedestrians to walk along. There are even a handful of cul-de-sacs tucked into the center of the neighborhood. Most homes here consist of ranch-style dwellings, split-levels and a smattering of various colonial-style residences, including Dutch Colonials and contemporary Colonials. These single-family properties typically cost between $350,000 and $750,000. Amy Hudson, a local broker/owner of RE/MAX 8, says that the Town of Blacksburg has implemented several restrictions in order to control student numbers in residential areas: “There is a zoning rule that says you can only have three unrelated people in single-family homes,” she says. “It keeps the student population from infiltrating the neighborhoods.” Apperson-Dickerson also has a couple of apartment complexes, including Apartment Heights and multiple condominiums along Owens Street.Blacksburg High School excels in sports and academics
Young learners in kindergarten through fifth grade can jumpstart their education at Harding Avenue Elementary School, an A-rated institution located within walking distance of the neighborhood. Older students might then attend the B-plus-rated Blacksburg Middle School, which is situated right next to Blacksburg High School, an A-plus-rated institution. Blacksburg High was also ranked in the top 20 best public high schools in Virginia by Niche in 2024. The BHS sports teams – including soccer, tennis, football, basketball, swimming and cross country – have all won state championships in the past. In the middle of Apperson-Dickerson is the Blacksburg Parks and Recreation Administrative Office, which sits adjacent to the Blacksburg Municipal Park, the Blacksburg Community Center and the Blacksburg Aquatic Center. The Municipal Park is open to the public and features a large playground complex and multiple picnic shelters; the park also has a disc golf course that runs along the perimeter. Parkgoers can also find tennis courts and a skatepark situated right next to the parking lot and public restrooms. The park’s lighted baseball field is open to the public, but priority use is given to those who make reservations. Next to the ballfield is the Blacksburg Aquatic Center, which is open year-round and offers daily, seasonal and yearly passes. The Blacksburg Community Center sits right across the street; some of the center’s facilities, like the basketball court, are open to the public, but other amenities – including the fitness center – cost membership fees to access.Organic produce at Eats Natural Foods
Only a couple of blocks away from Apperson-Dickerson is Main Street and Downtown Blacksburg, which is lined with a mix of boutique shops, chain eateries and local restaurants. This area also borders the Virginia Tech campus and tends to get pretty busy during the fall and spring semesters: “The summertime is when locals come out more – there are no lines,” Hudson says. However, many students don’t always bother leaving campus to grab a meal. “Virginia Tech has one of the best cafeteria food programs, so many students don’t go out to eat,” Hudson says. One of the most popular restaurants along Main Street is 622 North Restaurant and Wine Bar, a bistro-style eatery with an outdoor patio. “There are a lot of events on the Virginia Tech campus, but there are also a lot that the town sponsors on its own,” Hudson says. One such celebration is called Steppin’ Out, which takes place in early August before the college semester starts: “They shut down three or four streets,” Hudson says. “There’s music, food, vendors, shows – it goes for two days and people come from all over for the event.” Hundreds of artisan vendors come to Steppin’ Out to set up their tents along Main Street and sell a variety of handcrafted goods.Bus service operated by Blacksburg Transit
Residents of Apperson-Dickerson are an approximately 3-mile drive away from access to the Route 460 Bypass, a major thoroughfare that travels through Blacksburg and runs south into Christiansburg, where it connects with Interstate 81. To catch a flight, locals drive roughly 40 miles northeast to the city of Roanoke, which is home to the Roanoke-Blacksburg Regional Airport. Bus services in this neighborhood are operated by Blacksburg Transit – residents can find several stops along Harding Avenue, Patrick Henry Drive and Main Street.
