Residential neighborhood within walking distance of Virginia Tech
Downtown Eastside is a residential neighborhood within walking distance of Downtown Blacksburg and the Virginia Tech campus. Due to its proximity to the university and numerous apartment options, this neighborhood is inhabited mostly by undergraduate students and renters. “There are also some single-family homes – mostly ranches – that are more than 80 years old that students also rent,” says Amy Hudson, a broker/owner of RE/MAX 8 and a longtime Blacksburg resident. Residents here can use the neighborhood’s well-maintained sidewalks and designated biking lanes to either walk or bike less than 1 mile to campus and the downtown area. Free bus services are operated by Blacksburg Transit, which offers numerous stops in Downtown Eastside along Roanoke Street.
Variety of apartments and multifamily properties
For Virginia Tech students, Downtown Eastside offers a multitude of conveniently located apartment options; some of the more popular complexes include Roanoke Street Apartments, Berryfield Condos, Harding Avenue Townhomes and Cedar Hill Condos. There are also numerous duplexes, multifamily units and single-family homes throughout the neighborhood, although most of these properties are also often rented by local college students. “Virginia Tech only guarantees housing for the first year, so a lot of students end up living off-campus when they’re no longer freshmen,” Hudson says. Single-family properties here typically cost between $200,000 and $500,000 to own and are mostly ranch-style dwellings and bungalows, some of which feature Craftsman-style architecture. Depending on the layout and amenities, apartment units can cost anywhere between $900 and $4,000 per month to rent.

Live bands play at Henderson Lawn
Hudson says that in the summertime, the community gathers to listen to live music on Friday nights at Henderson Lawn at the corner of Main Street and College Avenue. "There’s also a farmer’s market at Market Square Park over there on Saturday mornings,” Hudson says. Aside from football and basketball games, sporting events at Virginia Tech are free and open to the greater Blacksburg community. Students and locals alike can also purchase subsidized tickets for shows at the university’s Moss Arts Center, which offers a mix of live performances, concerts and art exhibitions.
Nearby dining along Main Street
Just a few blocks away from Downtown Eastside is Main Street, which is lined with a variety of restaurants, boutique shops and local businesses. Residents can head to Cabo Fish Taco to enjoy Baja-style Mexican food on an outdoor patio or walk a little farther down the road to grab a slice of pizza from Mellow Mushroom, a popular regional chain. Right next door is The Blacksburg Tavern, which is located in Main Street’s oldest house – built in 1892 – and specializes in southern comfort food favorites. As a tribute to the surrounding region, Appalachian memorabilia decorates the tavern’s interior and bluegrass music often plays over the speakers. For groceries, residents can drive approximately 2 miles south to Kroger in the Gables Shopping Center. Just across the street from there is the Blacksburg Square shopping mall, which features a Dollar Tree and Oasis World Market, an international grocery store.

High marks for Montgomery County Public Schools
Students in kindergarten through 12th grade in this area are served by Montgomery County Public Schools, which receives an overall A-minus rating from Niche. Young learners in kindergarten through fifth grade can attend Harding Avenue Elementary School, which is rated A. Students might then head to the B-plus-rated Blacksburg Middle School and, later on, Blacksburg High School, an A-plus-rated institution. Middle and high school students are also eligible to enroll in Virginia Tech summer programs and college prep workshops aimed at preparing grade-school students for their future careers.

Walking around Wong Park
At the center of Downtown Eastside is Westview Cemetery, which was established in 1832 before the town of Blacksburg was incorporated. Adjacent to the neighborhood is Wong Park, a 9-acre outdoor space featuring a playground, a covered shelter with picnic tables, a community garden and a paved walking path along the park perimeter. Less than 1 mile south of the neighborhood is the Blacksburg Municipal Golf Course, which is also known as the Hill Municipal Golf Course. The 9-hole course recently underwent renovations to expand the fairways and practice areas.

Blacksburg Transit offers free bus services
Free bus services in this neighborhood are provided by Blacksburg Transit, which operates nearly 20 routes throughout the town, most of which connect to the Downtown area and the Virginia Tech campus. However, when it’s nice out, residents of Downtown Eastside might prefer walking or riding their bike instead. Commuters can drive approximately 8 miles south along Business Route 460 to get to nearby Christiansburg, where they can also merge onto Interstate 81, a major regional highway that traverses the New River Valley.
Downtown Eastside has access to Route 460 Bypass, which connects to other neighborhoods.
