Blacksburg’s tech and heath care hubs
Virginia Tech is Blacksburg’s top employer, but many of the town’s other biggest companies are on the southwest side of town in Farmview-Ramble. The neighborhood is bisected by the U.S. Route 460 bypass, with the land on the north side covered with more than a dozen companies. Many are tech-focused businesses, a growing sector in Blacksburg, says MR Real Estate Team co-owner Jay Mandell. South of the bypass is LewisGale Hospital Montgomery. It’s the town’s fifth-largest employer, with more than 500 workers handling thousands of patients annually who seek emergency care, surgeries or specialist appointments. Despite all this commercial activity, there’s still room for homes to spread out among a spacious, green landscape.
Residents benefit from proximity to local medical facilities and health care services.

In between downtown and Christiansburg businesses
Shoppers can head 2 miles north on Route 460 to reach Kroger and Dollar Tree or go 2 miles south to Christiansburg. The town has a cluster of shopping centers with an Earth Fare supermarket, Target and more than a dozen other chain retailers. It’s 3 miles to downtown, home to boutique shops, restaurants and bars. LewisGale Hospital Montgomery is a big employer, but living near a hospital is usually only a top consideration for retirees, Mandell says. “You’ve got people coming in on a retirement quest. They say, ‘I want to be like Grizzly Adams and make sure I have medical care and acreage.’”

Hiking around a coal mine
The Huckleberry Trail runs through the west side of the neighborhood, with multiple entrances to the paved trail. Pedestrians and cyclists are welcome on the path, which stretches through 6 miles of forests and meadows between the Montgomery-Floyd Regional Library branch in downtown Blacksburg and Uptown Christiansburg Mall. The Huckleberry Trail winds about half a mile west and connects with Coal Mining Heritage Park. The county park was the site of a coal mine for more than a century until it shut down in the 1930s. Hikers can see leftover mining equipment along the nearly 2-mile trail, a quarter mile of which wheelchair users can access. There aren’t many masjids in town, but Islamic Center of Blacksburg has been in the neighborhood since 1990.
The neighborhood is close to nature reserves and hiking trails for outdoor enthusiasts.

Wine, beer and food festivals
It’s 4 miles from Farmview-Ramble to Historic Smithfield, a common host site for Blacksburg festivities. Built in the 1770s, Smithfield was a plantation for nearly a century. Today, it’s a historic site that directly addresses the role slavery played in its operation, telling the stories of enslaved peoples through lectures and guided tours. The expansive grounds are where the annual Fork & Cork festival is held in April, with attendees sampling local wine, cider and food. In October, more than 30 breweries from Virginia and surrounding states offer beer tastings during Brew Do.

Large yards for single-family homes
Condos and apartments are common north of the bypass, with condos typically priced between $200,000 and $400,000. To the south, single-family houses are spread along short streets jutting off Farmview Drive. Ranch homes and split-levels are often set back from the road on wide lots, while fields and thickets of trees separate any houses from neighbors. Prices start around the mid-$200,000s, climbing into the mid-$600,000s for properties with more than an acre of land.

There are no public schools in Farmview-Ramble, but three campuses are within 5 miles. Price’s Fork Elementary School and Blacksburg Middle School are both graded B-plus by Niche. Blacksburg Middle has more than 20 extracurriculars for students, from Computer Science and Coding Club to Taekwondo Club. Blacksburg High School gets an A-plus, with Niche ranking it the 19th-best public high school in the state. Just outside the neighborhood is St. John Neumann Academy, a private Catholic school teaching kindergarten through eighth grade.

At the intersection of two major routes
Residents need cars to get around, with Route 460 providing a direct path to downtown Blacksburg or Christiansburg. Farmview-Ramble is alongside the bypass that peels off Route 460, extending through Blacksburg while skipping city streets that can get congested. Virginia Tech Montgomery Airport is directly to the north, but it doesn’t offer commercial flights. Passengers would have to fly from Roanoke-Blacksburg Regional Airport, about 35 miles away.
