Secluded from Blacksburg’s ‘all-night party central’
Grissom-Highland is barely a mile from Virginia Tech’s campus and downtown Blacksburg, but college students and late-night hangouts are rarely seen or heard in the neighborhood. Grisson-Highland is mostly comprised of single-family homes, and the Blacksburg Transit bus doesn’t run through the neighborhood. That’s why Virginia Tech students don't often live in this neighborhood or others like it in southeast Blacksburg, says Amy Hudson, a broker-owner at Re/Max 8. “There’s less of the all-night party central than what you find on the northeast side of town,” says Hudson, who opened Re/Max 8 in Blacksburg in 2008. The community of about 600 homes is on the east side of Main Street, with thickets of trees and a shopping center buffering most of the neighborhood from the arterial road. Still, Grissom-Highlands homeowners can use the street to quickly reach restaurants and boutiques in downtown Blacksburg, just under a mile away.

French and Vietnamese cuisine at Blacksburg Square
All houses are within 2 miles of Blacksburg Square shopping center. French breakfast food and pastries are served at Our Daily Bread Bakery & Bistro, which started in Blacksburg in 1980 before expanding with four more locations across Southwest Virginia. Shoppers can find lychee, sake and more at Oasis World Market, an Asian grocery store. The market’s ingredients are used by Cafe MeKong, a Southeast Asian fusion restaurant next door. Blacksburg Square also has a Dollar Tree and Cook Out. Across the street are Kroger and B&B Theatres, a cinema with a bowling alley inside. Independent businesses are packed into nearby downtown. Family-owned Bollo’s Café & Bakery has served coffee and treats for more than 30 years. On the same block, Lyric Theatre is still screening movies nearly a century after it opened in 1930.

Colonials and condos among rolling hills
Houses stand along straight streets that roll with the neighborhood’s hilly terrain. Driveways often climb slopes or dive into gullys to connect the roads with the Colonial Revivals and ranch homes. Lots are spacious, averaging nearly a half-acre, while leafy pines, oaks and tall shrubs provide additional buffers between houses. Two-story condo buildings are clustered off Marlington Street and Nellies Cave Road, within a few blocks of Main Street. Hudson says students are more likely to live in these homes because they’re along a Blacksburg Transit bus route. Condos sell between $200,000 and $265,000. Typical single-family home prices start in the mid-$300,000s for a house with less than 2,000 square feet, climbing to the mid-$600,000s for homes with 4,000-plus square feet of living space.

Arboretum trail through Nellies Cave Park
Nellies Cave Park on the south side of Grissom-Highland doesn’t have a cave. Instead, it’s home to a playground, horseshoe pits and a 2-acre arboretum installed to show off the plants that grow in Virginia’s various ecosystems. To the north, little ones can play on the swings and slides of Crestview Tot Lot Playground. It’s less than a mile to Blacksburg Municipal Golf Course. Also called The Hill, the public course features nine holes.

Artisans and musicians at Steppin’ Out festival
Festivals happen in Blacksburg throughout the year, but they’re concentrated between June and August when most students are out of town. “We come out when the students are gone,” Hudson says. An example is Steppin’ Out in early August. For more than 40 years Blacksburg has hosted the downtown street festival, which today welcomes more than 200 artisan vendors and enough bands to fill three stages for two days. The neighborhood is less than 2 miles from Lane Stadium, the site of Virginia Tech football games in the fall. The 65,632-seat venue is consistently ranked among the best gameday experiences in college football.
Grissom-Highland has several parks where pets can play and enjoy the outdoors.

Parent-teacher group puts on a show at Margaret Beeks Elementary
Students attending Montgomery County Public Schools can start at Margaret Beeks Elementary School, graded an A-minus by Niche.
