The calmer side of Main Street
Kabrich Crescent borders the Virginia Tech campus and downtown Blacksburg to the north, so it should be no surprise the neighborhood is covered with apartment communities geared toward college students. There’s also a cluster of single-family homes with easy access to Main Street and downtown for those who don’t mind living among a student housing hub. The neighborhood surrounds a section of North Main Street between Prices Fork Road and Patrick Henry Drive. It’s not like the segment of Main Street that makes up the heart of downtown Blacksburg, where students crowd into bars and restaurants past midnight. Instead, it’s lined with small office buildings, fast-food chains and convenience stores. However, locally owned downtown hangouts are within a mile of Kabrich Crescent’s homes.
The neighborhood is popular among young professionals and growing families.
Kabrich Crescent is known for its low crime rate and safe environment.

Groceries, cookies and doughnuts along Main Street
Residents can run errands on North Main Street, home to Food Lion and Blacksburg Pharmacy. The road is lined with spots to grab snacks, including Campus Cookies and Carol Lee Donuts. Snacking on doughnuts from the latter has been a tradition in Blacksburg since the ‘60s. A few other businesses dot the neighborhood, such as Northwest Ace Hardware on Kabrich Street. A block over, the menu at Blacksburg Bagels changes every day of the week. For example, cinnamon rolls are served on Sundays while molasses oat bread is available on Fridays. Downtown Blacksburg neighbors Kabrich Crescent to the south, where people can find Blacksburg Bagels’ baked goods on the menu at longtime establishments such as Square 5 Public House and Bollo’s Cafe & Bakery.
Kabrich Crescent is connected by local roads, providing easy commutes to downtown Blacksburg.

Skating and roller hockey at Municipal Park
Kabrich Crescent is alongside Municipal Park, sometimes called Caboose Park due to the red Norfolk Southern train car on the property. In 2023, the town replaced the 30-year-old playground with a new structure comprised of multiple towers that children can walk and climb between. The expansive park also features the town’s skate park and a roller hockey court. It’s next door to the Blacksburg Aquatic Center, where visitors can dive into an indoor swimming pool or relax in a sauna. Less than a mile from the park complex is the Islamic Society of New River Valley. The masjid opened 25 years ago, and it’s expanding its building. When the add-on is finished in 2026, the Islamic Society of New River Valley will have an event space that can host basketball games, social gatherings and guest speakers. Founded in 1944, Northside Presbyterian Church is one of several churches in town that support the Blacksburg Interfaith Food Pantry and the Presbyterian campus ministry at Virginia Tech.

Live music meets the farmers market
On the Fourth of July, bands play a free concert for more than three hours at Municipal Park, followed by a fireworks show. Half a mile east on Main Street from Kabrich Crescent, vendors at the Blacksburg Farmers Market set up crates of produce and cases of fresh-baked bread. The market is held on Wednesdays and Saturdays during the peak season between April and October. In August and September, the open-air plaza that hosts the farmers market becomes the site of Mingle at the Market, where vendors are joined by bands and local breweries. Near Municipal Park, the Blacksburg Community Center welcomes college students, professors and locals to fitness classes such as Healthy Backs and Zumba.

Small homes amid apartment complexes
The south end of the neighborhood is across the street from the Virginia Tech campus, making it a logical destination for students. “Students tend to stay as close to campus as possible,” says Jay Mandell, co-owner of MR Real Estate Team in Blacksburg. The neighborhood is mostly apartments. There are also small duplexes and minimal traditional houses; these older homes often make ideal rentals for college students, Mandell adds. Single-family homes tend to be located on short straight streets that branch off Progress Street. The small lots have open front yards and tree lines that add privacy to the backyards. Prices start in the high $200,000s for houses with less than 1,000 square feet, climbing up to the mid-$600,000s for homes spanning more than 3,000 square feet. There are a few small condo communities scattered about, with prices varying from the high $100,000s to the $300,000s.
Kabrich Crescent is a sought-after area where homes rarely stay on the market.
Many homes in Kabrich Crescent feature beautiful landscaping and private backyards.

Bus connection to Virginia Tech campus
North Main Street is the arterial road through the car-dependent neighborhood. It’s a half-mile to the U.S. Route 460 bypass, which drivers can use to skip slow-moving streets. The bypass leads to shopping centers and big-box stores in Christiansburg, 8 miles away, and Interstate 81, about 4 miles further. Blacksburg Transit buses stop along Main Street on their way to the north side of Virginia Tech’s campus, which is within a fifth of a mile of the downtown shops and restaurants on Main Street.
