Residences for students and locals north of Blacksburg
A small neighborhood less than 3 miles north of Blacksburg and Virginia Tech, Main-Patrick Henry features off-campus student housing, apartment complexes and a few single-family subdivisions. “This area is a mixed-use area,” says Darin Greear, a Realtor with Long and Foster Real Estate who’s a lifelong resident of the New River Valley and has been selling homes in the region for over 20 years. “It used to be more of a rural community, but with Virginia Tech, it had to grow and expand to cover housing needs. But it still feels rural when you compare it to other college towns. That’s why we get a mix of students, young professionals, families and retirees around here. It’s a really great community and area to live.” The neighborhood benefits from being just north of the large Blacksburg Municipal Park and the city’s bustling nightlife. Grade-school students attend highly rated Montgomery County schools, while Virginia Tech, a top research university, draws students from the commonwealth and across the country. Community festivals and events like the Blacksburg Farmers Market happen throughout the year.

He has been working in the Blacksburg area for over 34 years. The Huckleberry Trail spans about 15 miles and is the area’s main trail. “It can take you all the way from Blacksburg to Christiansburg, and you wouldn’t have to get in or out of a car.” Right in the Main-Patrick Henry neighborhood, the Go Race Ranch has a few miles of test trails for beginner and advanced off-road dirt biking and mountain biking. It’s part of the Go Race Suspension company, which services motorcycles, ATVs and other vehicles. Residents may be able to hear bikers if their homes are nearby.

Many neighborhood residents are college students attending Virginia Tech nearby, which is a top research university and is famous for its Hokies football games. “We’re in a very unique part of the country. Here, it’s a quaint college town, but our population can grow from 20,000 to 65,000 during football season,” Crane says. “You can get here in about four hours from NOVA, so if it’s a 1:00 pm kickoff, you could travel down, tailgate, watch the game, and get home by 8:00 pm. Or stay overnight; a lot of alumni buy a condo just for the football games from August through November.”
