A mix of farmland, parks and residential communities, Tom’s Creek blends together suburban Blacksburg and the Montgomery County countryside. Those who live in this neighborhood are only a few miles away from Downtown Blacksburg, which sits adjacent to the sprawling Virginia Tech campus. Tom’s Creek – also known as Tom’s Creek Basin – has the benefit of being near several large natural areas. The neighborhood’s partially rural topography also makes it a likely location for future construction projects. Nancy Phillips, a real estate agent with Coldwell Banker Townside Realtors and a longtime Blacksburg resident, says that the Tom’s Creek Basin Planning Study is currently underway, which aims to determine the best approaches for potential development on the land. “Right now, the area is about 50% open space,” Phillips says. “There are a handful of neighborhoods in Tom’s Creek Basin already, but if new neighborhoods were coming into town, that’s probably where they’d be built.”

Walking trails in Heritage Community Park
Being situated at the edge of the town’s limits, Tom’s Creek residents have proximity to Jefferson National Forest and the rolling foothills of the Appalachians. “Everywhere you look, you’re seeing the Blue Ridge Mountains,” Phillips says. “We’re also really close to the Appalachian Trail, and there are some really scenic points in the trail that are within 20 minutes of Blacksburg.” The neighborhood itself is home to the town’s largest park: Heritage Community Park and Natural Area, which encompasses nearly 170 acres of land. Phillips notes that the park is home to several open green spaces and walking paths, both paved and gravel. “Across the street from Heritage, the town has put in some other mountain biking and hiking trails, so you can literally walk to the Jefferson National Forest,” Phillips says. On the other side of the neighborhood is the Blacksburg Dog Park, an off-leash gated park with plenty of open space.
Rural farms and suburban townhouses
Tom’s Creek offers a variety of housing options, including single-family homes and townhouses in planned residential communities, as well as farmhouse properties that sit on multiple acres. Empty plots of land can also be found for sale in this neighborhood; depending on acreage, these lots can range anywhere from $50,000 to over $400,000. In the more rural parts of Tom’s Creek, prospective homebuyers can find a range of secluded ranch-style dwellings and New Traditional homes, as well as the occasional Craftsman. The part of the neighborhood closer to town is mostly made up of planned suburban communities that are home to a mix of single-family residences and townhouses, such as the Village at Tom’s Creek. Typically, single-family homes here sell between $500,000 and $700,000, while a townhouse unit often costs between $400,000 and $500,000.

Outstanding athletics and academics at Blacksburg High School
Students in kindergarten through 12th grade are zoned for Montgomery County Public Schools, which Niche rates A-minus. Younger learners can kickstart their education at Kipps Elementary School, a B-plus-rated institution. Blacksburg Middle School is also rated B-plus and sits adjacent to Blacksburg High School, a highly ranked A-plus secondary school. Phillips says that the quality of the public school system in Blacksburg is a big draw and also notes that Blacksburg High School has received national recognition for excellent academics and athletics. Recently, Blacksburg High was nationally ranked in U.S. News & World Report’s “2024 Best High Schools” list. Many of the high school’s athletic teams have won multiple state championships throughout the years – notably, the boys’ soccer team has won more state championships than any other Virginia high school.

Live music at Rising Silo Brewery
Situated along Glad Road and across the street from the Heritage Community Park is Rising Silo, a local farm and brewery that serves as a popular community spot. Phillips says that the brewery is known to host live music performances: “Families are welcome to go to those events – you can bring your kids and sit outside and just listen to the music.” In June 2024, Rising Silo celebrated its 10th anniversary with a two-day event that featured live entertainment and hot air balloon rides. The brewery also operates as a venue for a variety of events, including weddings, private gatherings and more.
Proximity to the University Mall shopping area
The closest shopping area to Tom’s Creek is situated along University City Boulevard, just down the street from the Virginia Tech campus. This area is home to the University Mall Shopping Center, the University Crossroads shopping plaza, a supermarket and a handful of chain eateries. Phillips says that the University Mall is mostly frequented by Virginia Tech students and features a Math Emporium, a weight club, and Hokie Shop Volume Two, a college merch shop and bookstore. “You’re not really going to go there unless you’re going to lift weights or buy a Virginia Tech souvenir,” Phillips says. She notes that the next-door Kroger is a place where both college students and locals alike shop for groceries. University Crossroads is an adjacent shopping plaza home to chain dining spots such as Roots Natural Kitchen, Tropical Smoothie and Your Pie Pizza.

Route 460 borders the neighborhood
The southeastern section of Tom’s Creek borders the Route 460 Bypass, a major highway that runs through Blacksburg and travels south into the town of Christiansburg, where it connects with Interstate 81. The closest Blacksburg Transit bus station to the neighborhood sits on the other side of Route 460 near the intersection of University City Boulevard and Tom’s Creek Road. Some of the more suburban residential areas in Tom’s Creek have sidewalks, but the wide, low-traffic streets themselves are also commonly used for walking.
