Suburban goes big in Bloomington’s neighborhood of Hawthorne. Homes and lots are bigger in Hawthorne than in other neighborhoods of Bloomington,. The neighborhood is home to a large pond with waterside homes, which sell for higher prices, but are worth the money, says Liliana Taimoorazi, Realtor with Coldwell Baker Real Estate Group. Local students attend a “Big Twelve” high school, the neighborhood is close to many shopping and dining opportunities, and local parks add beautiful green spaces to Hawthorne’s large list of amenities.

Average home size over 3,600 square feet
Homes in Hawthorne average 3,696 square feet — significantly over the national average of 1,935 square feet — and the median lot size is just under half an acre. Townhouses and an occasional ranch-style home comprise the smaller homes in Hawthorne, typically between 3,000 and 4,000 square feet. On the larger side, traditional-style two-story homes start around 3,000 square feet and surpass 7,000 square feet.
These days many of Hawthorne’s residents are older adults. “A lot of the people who bought in when I bought in had younger kids. Now, there are a lot of older people, and their kids are grown,” says Brett Douglas, founder and owner of Douglas Capital Management.
Douglas, who lived in Hawthorne for ten years before selling, says homes in the neighborhood are now being updated or sold at slightly lower price points if they need work. Townhouses range from $350,000 for a well-kept home that needs updating to $500,000 for a newly updated home. Single-family homes typically range from $400,000 to $650,000. There’s a pond in the southwest corner of the neighborhood that boosts the value and cost of nearby houses. These larger waterside homes can sell between $900,000 and $1.3 million. “They’re worth more, but they’re very nice,” says Liliana Taimoorazi, Realtor with Coldwell Banker Real Estate Group. The neighborhood’s median home price is $481,500, down 4% from the previous year.

Normal Community High School a “Big Twelve” high school
Kindergarten through fifth-grade students can attend Benjamin Elementary School, which earns an A-minus on Niche. Evans Junior High School has a wide range of clubs from an anime club to a speech club and earns a B. As part of Illinois’ “Big Twelve” Conference—consisting of eleven schools in the Illinois High School Association—Normal Community High School offers basketball, football and other major sports programs. Hawthorne ballers shoot hoops and organize pickup games at Walt Bittner Park on Rave Road. On Baywood Road, Eagle View Park also offers basketball courts and gives baseball fans a place to play and practice. Longwood Lane and North 1900 East Road are home to trailheads that connect to Bloomington-Normal’s Constitution Trail, a network of trails covering roughly 37 miles of former railway properties.

Five miles north of Hawthorne, Interstate 55 connects drivers to the nation’s network of highways and puts downtown Chicago 134 miles away.
