Upscale Bloomington neighborhood near sports venues and outdoors
The Blue Ridge community's main entrance features an ornate wrought-iron gate, a flower bed filled with short pines and bushes, and limestone columns. This neighborhood sitauted on the northern end of Bloomington has long been popular for its spacious and stylish mid to late 20th century houses. “It’s great for anyone commuting to Indianapolis due to the easy access to Interstate 69," says Steve Smith, a broker with FC Tucker/Bloomington Realtors, who’s made sales in Blue Ridge. "I’ve had different athletic personnel target that neighborhood because it’s close to the athletic facilities,” adds Smith—referencing both the Indiana University Hoosiers football and basketball facilities. Blue Ridge also neighbors man-made Griffy Lake and Griffy Woods Nature Preserve, both of which are destinations for fishing, boating and hiking. Angela Van Rooy, the city’s neighborhood services program manager, describes Blue Ridge as "A pretty part of town. So anybody who’s interested in outdoors stuff, can walk out their front door and be there.”
Architectural variety on spacious, tree-dense lots
The houses in Blue Ridge are distributed across a mix of flat and hilly terrain covered by a mature tree canopy. Although a few narrow walking paths wind throughout the neighborhood, many here are comfortable walking and jogging along the roads. Lot sizes here range from a third-of-an-acre to about an acre, which allows room for a lush garden bed and/or driveway basketball courts. The architecture here includes mid-century styles like bi-levels, split-levels and ramblers, as well as Colonial Revivals and Traditionals. Some houses here also feature distinct limestone siding, while others showcase creative touches like half-timbered exteriors or rotunda-style roofing. “You don’t have cookie-cutter homes in Blue Ridge…and the homes generally have good bones and good character,” says Trish Sterling, the broker-owner of Sterling Real Estate. Price points here can range from $450,000 for a 2,100-square-foot ranch-style house to $690,000 for a 3,600-square-foot Traditional dating back to the late '90s.
Close to Griffy Lake, preserve and Cascades parks
The 109-acre Griffy Lake is the community's fishing hole and is stocked with species like largemouth bass and channel catfish. Visitors to this expansive park can take in scenic views of the water while hiking through the 1,220-acre nature preserve or when walking along the top of the lake’s dam. The Griffy Lake area also provides camping sites and a park for those who want to let their dogs roam free. “The Griffy Lake nature preserve is a big thing. It’s one of the amenities the city uses a lot. Even the schools have nature-based programs in that area,” Van Rooy says. For playground equipment, residents can head to either the Upper Cascades or Lower Cascades park, the two of which sit on either end of the Cascades Golf Course. This course is open to the public and features three separate nine-hole playing areas.
Bloomington and Central Indiana staples around State Road 45
The nearest shopping and dining options for Blue Ridge are right off the State Road 45 bypass. Spots like Aver’s Pizza specialize in gourmet pies, while the Kroger next door is just one of several grocery options. Those looking for a hearty breakfast can stop by the Lincoln Square Pancake House, a family-owned chain with locations across Central Indiana. Or for lunch, La Bonita Restaurant & Market is a favorite for Mexican cuisine, like authentic street-style tacos with soft corn tortillas. Craft beer fans — and particularly those who prefer lagers — will enjoy Heartwork Brewing. This small batch brewery stands out for its unique water filtration method more commonly found in major craft beer cities like Nashville and Denver. For those looking for sweet pastries, Square Donuts, is known for its assortment of square-shaped donuts.
Close to highly rated public schools
Students here start their primary education at Marlin Elementary School, which receives an A from ratings site Niche. Marlin places an emphasis on physical fitness and its extracurriculars include basketball and soccer clubs run by fifth and sixth graders. The students who lead these sports clubs also lead activities during recess which aim to help their peers with their athletic skills. From there, students may go on to attend Tri-North Middle and Bloomington High School North, both of which also receive A grades. Niche also ranks Bloomington High School North as among the top 25 best high schools in the state for STEM programming. The school also neighbors the Hoosier Hills Career Center, which high school students can attend for college credit and AP coursework.
Within convenient reach of Hoosiers basketball and football games
The community's proximity to the IU athletic venues, just south of the State Road 45 bypass, means Blue Ridge residents can easily attend college sporting events. The facilities include the Indiana University Memorial Stadium and neighboring Simon Skjodt Assembly Hall, respectively the homes of Hoosiers football and basketball.
Quick access to Indianapolis commuter route
Blue Ridge is about 3 miles, or a 10-minute drive, from downtown Bloomington via Walnut Street. The Bloomington Transit bus system features stops along North Kinser Pike and offers a public transportation option for getting in/around the city. The IU Health Bloomington Hospital is about 3 miles south of Blue Ridge and is the closest major medical facility. Many residents opt for Blue Ridge because of its proximity to Interstate 69 and direct commutes to/from Indianapolis. The neighborhood is about 49 miles south, or a 50-minutes drive, from the state capital; and the Indianapolis International Airport which is also about 45 miles north of the city.
