Historically blue-collar neighborhood next to outdoor hub
Broadview was once a predominantly blue-collar neighborhood that wasn't annexed by Bloomington until the early 2000s. This history explains why the neighborhood has a large number of small single-story homes and why a few of them still use septic systems, instead of city-sewer-water. Today, the neighborhood's older designs are seen as adding character to the community, and many have undergone recent renovations. Lesa Miller, a Realtor with Re/Max Realty Professionals, describes Broadview as a “very eclectic neighborhood.” Residents of Broadview also benefit from neighboring amenities, like Switchyard Park—a former railway turned 65-acre green space. It also includes a recreation center with free activities, a skate park and a splash pad with numerous ground-level fountains. The B-Line Trail also cuts through Switchyard, directly connecting Broadview to both downtown Bloomington and rural Monroe County. “The park and the trail there have kind of started to change the character of the neighborhood a little bit. Now you can buy a house in Broadview for over $200,000. There was a time when that was completely unheard of,” Miller says.

Charming Craftsman bungalows and ranch-styles on quiet alleys
Broadview has many single-story houses, some of which date as far back as the late 19th century and have footprints smaller than 1,000 square feet. Several of these houses share narrow alleyways and sit on compact lots adorned with dense shrubs. While some homeowners keep their cars on small gravel strips, others have installed paved driveways complete with small flower beds. Craftsman bungalows and ranch-style homes are the most common styles, with some also sporting distinct limestone siding which is found on many houses across Bloomington. Broadview also has a group of modern houses with custom traits like butterfly roofs. Price points here can go from $125,000 for a house smaller than 800 square feet to $335,000 for a larger one built in the early 2010s. Miller calls the $200,000 to $250,000 range “kind of the entrance point for housing there. Anything below that, you got a really good deal if it’s in halfway decent shape.”

Established and new outdoor sites in Switchyard and RCA parks
Angela Van Rooy, the city’s neighborhood services program manager, says Switchyard Park is “the biggest and newest park in Bloomington, with many amenities. It’s the place where they put the wish list of park amenities.” Its playground has rope and bar fixtures and crawlable tunnels; plus a large pavilion, a stage/field with amphitheater seating, and a dog park. The B-Line Trail also cuts through the park's scenic woodlands, where hikers are likely to spot wildlife like deer and turtles. Past West Country Club Drive, the trail turns into the Bloomington Rail Trail for a few more miles before leading to a more rural setting outside of the city. For skaters and climbers, the Warehouse, a nonprofit facility with its own 31,920-square-foot skate park and rock-climbing walls is located near the Switchyard, or folks can opt to visit the 48-acre RCA Community Park. The RCA park’s amenities include a playground, several pickleball courts, a boardwalk and natural trails to explore the surrounding forest.

Dining options in Broadview include the Cloverleaf Family Restaurant; a Bloomington eatery known for their all-day breakfasts. A few blocks north of Switchyard Park is Southern Stone, which specializes in southern cuisine and serves other items like seafood platters complete with crab legs and seasoned sides. Next door is the Feast Market & Cellar, popular for its charcuterie boards, gourmet lunches, dinners and extensive wine selection. For those looking for a small sandwich or a latte, the Hopscotch Coffee & Kitchen is another staple. For groceries, there's the nearby Kroger, or residents can head to the commercial corridor between Interstate 69 and South Leonard Springs Road, where they'll find a Sam’s Club, a Walmart and an ALDI.

Access to highly rated schools and home to adult education center
Students here may start at Summit Elementary School, which receives an A-minus from ratings site Niche. Summit Elementary touts a dual language immersion program, with the gial that participating students will be proficient in both English and Spanish by the time they graduate. After Summit, students can go on to Batchelor Middle School and Bloomington High School South (BHSS), which receives B and A grades respectively from Niche. The ratings site also ranks BHSS among the top 10 best public high schools in the state and as Indiana’s 12th best high school for STEM. Broadview is also home to the Monroe County Adult Education Center, which is convenient for those looking to obtain their High School Equivalency Diploma, take English courses or earn certifications in a variety of technical fields.

Annual festivities at Switchyard Park
In addition to serving as an outdoor hub for the neighborhood, Switchyard Park has quickly turned into a meetup point for annual festivities. Between April and October, the park hosts a weekly series called Bloomington Food Truck Friday. Many flock to the park—some with cooler chairs in tow—to enjoy a wide selection of food truck fare and live music. Other community events at the park include the Junk In The Trunk rummage sale in August and the city’s Fiesta del Otono, the latter of which kicks off the local celebration of National Hispanic Heritage Month.
Close to I-69 commuter route and Bloomington Transit stops
Broadview is less than 2 miles south of downtown Bloomington. West Country Club Drive—which turns into West Tapp Road—connects the neighborhood to Interstate 69, which also provides a commuter route to Indianapolis. Although the neighborhood is only a few miles west of the Monroe County Airport, many in the city typically go to the Indianapolis International Airport for out-of-state flights. The county airport handles general aviation and business flights for those traveling to major institutions like Indiana University and NSA Crane. The Bloomington Transit provides alternative transportation for the city and provides a few bus stops on Rockport Road. Although the neighborhood is closer to the Monroe Hospital, many in the city go IU Health Bloomington Hospital for major medical needs. The IU Health hospital is about 5 miles north of Broadview.
The Bloomington Transit System runs seven days a week for Broadview residents.
Indiana University Hospital is located just five miles from Broadview.
