Charming Bloomington neighborhood with anchor park

Bryan Park is one of Bloomington’s core neighborhoods. Home to many local college students — it's also just a few blocks from downtown Bloomington’s dining and entertainment scene — and Indiana University's campus. The neighborhood's name is eponymous with its namesake park, which is also home to several sports facilities and the city’s largest public pool. In autumn, college students and residents alike enjoy the park's scenery, and the many red maple leaves that blanket the grounds. Adding to this community's charm are the century-old bungalows and red brick sidewalks that line the streets. "I’ve certainly had people say, ‘I’d like to be in that Bryan Park area.' It’s very desirable and I’ve certainly seen some investment there where people do Airbnbs just because of the location and having the park in the backyard. I think it absolutely adds value," says Steve Smith, a broker with F.C. Tucker/Bloomington Realtors.

Charming bungalows from early 20th century

Foursquares exist here, but most of the housing consists of Craftsman bungalows and ramblers. Many homes date back to the first half of the 20th century and sit atop raised lots with limestone and wood retaining walls. Limestone — a common siding across Bloomington — also exists on several building exteriors here. Dense flower beds and gardens complement the neighborhood’s mature tree canopy, which shades residents walking on the brick sidewalks. Depending on the size and condition of a home, prices can range from $150,000 to upwards of $500,000. A few renovated or modern bungalows have sold for nearly $600,000.

Summertime fun at the Bryan Park Pool and access to B-Line Trail

Van Rooy says Bryan Park is “One of the main parks in Bloomington and a nice big green space in the middle of the city.” The park contains several basketball and tennis courts, as well as a few bar fixtures for outdoor calisthenics. A new playground with rubber surfacing was also recently added. Other amenities include walking paths that lead to views of Sheridan Creek. The Bryan Park Pool opens during the summer months and boasts tall, spiraling water slides. The neighborhood is also close to the B-Line Trail, which bikers or walkers can take into downtown Bloomington or to rural Monroe County to the south. The trail also passes through Switchyard Park, Bloomington’s newest green space and the anchor of a larger recreational hub.

Home to Templeton Elementary and its International Baccalaureate program

Bryan Park is home to Templeton Elementary School, which receives a B grade from ratings site Niche. Templeton’s status as an International Baccalaureate school allows its students to take on challenging coursework, including electives like Spanish. All elementary students in Monroe County can also take coding lessons through a specialized computer science program. Students may then go to Jackson Creek Middle School and Bloomington High School South, which both receive A grades from Niche. The site also ranks BHSS among the top ten best public high schools in the state. Alternatively, students may attend Harmony School, a private school in neighboring Elm Heights. Emphasizing small classes, the school has about 200 students from prekindergarten through twelfth grade.

Less than a mile from Bryan Park is Indiana University's main campus. Known as a public research university, IU is home to nearly 40,000 undergraduate students and offers over 200 potential majors, minor and certificates.

Few blocks from lineup of downtown Bloomington festivals

Bryan Park's proximity to downtown Bloomington puts it close to some of the city’s biggest festivals, like the Fourth Street Festival of the Arts and Crafts. The festival, a nearly 50-year-long tradition, occurs annually for several days in August and September and features assorted vendors selling items like photographs, jewelry and ceramics. Downtown also hosts the Indiana Toy and Comic Expo, which occurs in August at the Monroe Convention Center on downtown’s west end. Another major downtown event is Pridefest, where attendees can enjoy food and drinks while watching live music.

Walnut and Henderson routes to downtown Bloomington

Both Walnut and Henderson streets provide direct routes to downtown Bloomington less than a mile from the neighborhood. The Bloomington Transit system provides alternative public transportation and has numerous stops on Walnut. Many Indiana University students also take shuttles from the neighborhood to and from the university. Another road Walnut leads to is Interstate 69, a commuter route to Indianapolis. For out-of-state flights, many head to the Indianapolis International Airport about 45 miles north. The IU Health Bloomington Hospital is about 3 miles north of the neighborhood and provides major medical care.

A short walk from downtown Bloomington dining and bar scene

Downtown Bloomington is walkable from Bryan Park, where residents can browse the restaurants and shops that line the brick sidewalks. During the summer, the city allows restaurants to put up barricades to offer additional outdoor dining space. “The main drag with restaurants — particularly local restaurants — is Kirkwood Avenue, which is where a lot of the restaurants and nightlife is for students,” Van Rooy says. One local institution is Nick’s English Hut, a pub and nearly century-old tradition. The establishment serves bar food staples like burgers, fries and local craft brews. The Village Deli is popular for its breakfasts, which Van Rooy says include “pancakes that are as big as a plate.” The Cafe Pizzaria is known for warm pies and holds the distinction of introducing Bloomington to pizza in the 1950s. A Kroger a few blocks west of Bryan Park is a local grocery store option.
