Bloomington neighborhood with distinct post-World War II homes
Green Acres developed when many returning World War II GIs flocked to the neighborhood to attend Indiana University. The boom brought many tiny midcentury-era houses to this neighborhood bordering the campus. Although Green Acres has many student-occupied rentals, it still draws prospective buyers who enjoy its decades-old homes' quaintness, comfort and affordability. “The neighborhood is kind of unique in that way,” says Angela Van Rooy, Bloomington’s neighborhood services program manager. In fact, the neighborhood currently hopes to get a historic district designation that would protect the character of its homes. Green Acres is also close to the east side shopping district, home to Bloomington’s largest Kroger — or “Krogucci,” as many jokingly call the store. “Students like it because they can live there, walk to shopping, walk to campus or ride a bike. You can also still walk and ride bikes very easily to downtown,” says Ron Plecher, a broker with Re/Max Realty Professionals, who lives on this side of town.
Small ranch-style houses and Craftsmen on narrow streets
Green Acres has many narrow roads, which control traffic and ease walkability, particularly for students looking to reach the IU campus. The neighborhood also has a close-knit group of homeowners, as seen through the Green Acres Permaculture Village. The growing initiative includes a community garden and a chicken house. The neighborhood’s architecture consists of ranch-style houses and Craftsman bungalows, but it also has a few larger builds like Colonial Revivals. While they’re not as prevalent as in other neighborhoods, limestone exteriors can be spotted here. Except for a few outliers, housing footprints mainly run between 600 and 1,500 square feet. Single-family homes run roughly between $220,000 and $350,000, depending on size and condition. “With the smaller homes, you’ve got more affordability,” Plecher says. Green Acres’ average sale price is nearly $100,000 lower than the Bloomington area’s.
Shopping and dining options around the College Mall
Green Acres is close to the College Mall, which anchors a commercial corridor filled with chain brands and local staples. Needmore Coffee Roasters is a popular stop for morning commuters and those looking for a post-lunch refuel. Thai iced tea, crispy egg rolls and spicy chicken curry are available at Bangkok Thai Cuisine. Toto’s Uncle Cafe is a Korean restaurant and a small grocery store. More local staples exist west of Green Acres. They include The Elm, which serves upscale fare ranging from oyster appetizers to halibut and chicken roulade. One of many downtown institutions, Nick’s English Hut serves cold beer and pub fare amid a lively ambiance. The nearest grocery shopping options include Kroger and the Bloomingfoods Co-op Market East, a community-owned store selling locally sourced foods.
Taking in IU’s natural and mature canopy
The new 7-Line path goes through the neighborhood, accommodating many bikers. “If someone is biking, you can go all the way from downtown to this neighborhood without much trouble,” Van Rooy says. Known as “The Woodland Campus,” IU boasts a diverse and mature canopy. Red brick paths wind through Dunn’s Woods, where walkers will pass several small statues and groups of sycamores, walnuts, maples and ash trees. The Cox Arboretum offers more natural scenery and programming. Visitors will find more walking paths, a rocky stream and a lily pad-covered pond. The Hilltop Garden and Nature Center features several gardens with various flowers. The nature center hosts family-friendly activities like vegetable planting. Bryan Park is less than 2 miles from the neighborhood and includes a new playground and Bloomington’s largest public pool.
Highly rated schools with STEM and environment focus
Students here may start at Binford and Rogers elementary schools, which receive A and A-minus grades from Niche. Rogers, which shares a campus with Binford, teaches kindergarteners to second graders as part of a model that focuses directly on the needs of younger students. Rogers partners with local institutions, like Monroe County, to develop nature-oriented activities. Students may then go on to Tri-North Middle School and Bloomington High School North, both of which receive A grades. Tri-North Middle recently received the federal Green Ribbon designation for sustainability in recognition of the school's green design, STEM program and energy efficiency efforts.
Watching plays and concerts at IU’s acclaimed performance halls
Arts and culture are accessible within a few miles or closer to the community. The neighborhood is a few blocks from Indiana University and its performance halls, so residents can take advantage of the school's theater performances and other offerings. The Musical Arts Center is a local concert destination. Having drawn comparisons to The Metropolitan Opera in New York — or The Met — the elegant venue includes three levels of balcony seating. Downtown Bloomington is 2 miles away and hosts annual celebrations like the 4th Street Arts Festival. More than 100 artists from across the country showcase their work at the event, which provides additional entertainment like live music.
Bordered by State Road 45/46 bypass
Green Acres is about 1 mile east of downtown Bloomington. The Bloomington Transit has several bus stops along East Third Street. The State Road 45/46 bypass borders Green Acres, giving the neighborhood convenient access to one of the city’s main commuter routes. The bypass goes by the IU Health Bloomington Hospital and reaches Interstate 69, which connects Bloomington to Indianapolis. Those going on out-of-state flights go to the Indianapolis International Airport about 52 miles north of Bloomington.
