Quiet neighborhoods with canal views and good schools
On the western edge of Boca Raton, Boca Chase is a collection of quiet subdivisions, many of them built around inland lakes and canals. “It offers the vibe of kind of like a small town where people can go for walks, jogging, ride bikes,” says Elizabeth Yepes, a real estate professional at Berkshire Hathaway HomeServices who has been selling homes in the area for about nine years. “It’s just a very family-oriented location for families with kids, but at the same time, there’s quite a few 55-plus communities that offer villas, so people who don’t like to live in a condo and like to have their own space, this is the perfect location.” The area’s highly rated schools and nearby amenities and park spaces also serve as draws to the area.

Traditional subdivisions and gated 55-plus communities
Ranch-style houses are common throughout Boca Chase, often in contemporary or Mediterranean styles. Two-story houses are less common and usually have Mediterranean-inspired designs. In most parts of the neighborhood, prices start at around $500,000 for a smaller house without a pool, but can climb as high as $800,000 for a bigger house with a pool. “You get a good bang for your buck, in terms of getting a larger home,” says Matthew Hornaday, a Realtor with eXp Realty who has been selling homes here for about nine years. “They’re not the biggest, but they’re larger than your starter home at a reasonable price as well.” Homes in Greenbriar or The Villas of Waterberry, two gated 55-plus communities, tend to cost less. Small two-bedroom houses occasionally dip to around $250,000 and most homes max out at around $350,000. Updated houses in Greenbriar occasionally climb to $540,000, while they max out at around $475,000 in The Villas of Waterberry. Most of Boca Chase’s communities have homeowners associations with associated fees, but Yepes says they cost less than similar communities nearby.

Highly rated Palm Beach schools
Niche gives the Palm Beach County School District a B-plus; Yepes and Hornaday agree that the district’s schools are a draw. Children living in Boca Chase can attend Sunrise Park Elementary School and Eagles Landing Middle School, which both earn A-minuses, before moving on to Olympic Heights Community High School. The high school has an A and offers specialized academies in areas like education, engineering and culinary arts.

Major roads and nearby hospitals
Boca Chase Drive is the neighborhood’s biggest road; U.S. Route 441 runs along its eastern side, and it takes just a few minutes to reach Yamato Road, also known as State Route 794. West Boca Medical Center is just under 5 miles away and Baptist Health Boca Raton Regional Hospital is 12 miles away.
Small local parks and a huge county park a few miles away
Impressions Rec Center has tennis, pickleball and basketball courts alongside its swimming pools, and Pinewood Park offers baseball fields and a playground. About 3 miles from home at the edge of the Everglades, the 880-acre Burt Aaronson South County Regional Park is another major draw to the area. “This park is humungous. They have a lake; people go jet skiing, kayaking, canoeing,” Yepes says. Alongside its many athletic fields and courts, the park also has a dog park, a 27-hole public golf course and a nature center. Coconut Grove Waterpark is also inside the park and serves as an attraction all on its own during the summer. Hornaday says the park hosts concerts at its outdoor theater. For a day trip to the ocean, Highland Beach is about 12 miles away.

A short drive to restaurants and shops
Route 441 is lined with shopping and restaurants, so residents are never too far from essentials. There’s a Publix less than 2 miles away, but traveling a little farther south leads to an area of shopping centers less than 4 miles from home, including Mission Bay Plaza. Chain restaurants reign supreme here, from Lazy Dog Restaurant & Bar, which is known for its comfort food, to Serious Sanji Dumpling & Dim Sum and the more local chain, Padrino’s Cuban Restaurant. These spots sit alongside big-box stores like Old Navy, Burlington and Home Depot, plus more grocery stores. “You’ve got multiple Publix near you, you have a Whole Foods that just opened up, you have a Sprouts, you have ALDI all within minutes away,” Hornaday says, adding that a major mall, Town Center at Boca Raton, is about 8 miles away.

Some nearby events attract thousands of people
Hornaday says Burt Aaronson South County Regional Park hosts events like Tuesday night food truck festivals, the Watermelon Festival and outdoor concerts. Boca Ratn also hosts several big events throughout the year, including the South Florida Fair, a 15-day festival that includes carnival rides and livestock competitions. The Boca Raton Museum Art Festival draws between 45,000 and 60,000 people, and while the Holiday Street Parade in December brings in fewer people, it’s still very popular. “It’s very popular in Boca — the people love to go,” Yepes says. “We bring chairs, and people make it like a whole family thing.”
Low CAP Index and low risk of flooding
Boca Chase’s CAP Index Crime Score is 1 out of 10, lower than the national average of 4. Despite the manmade waterways that some homes back up against, Boca Chase has a minor risk of flooding. Hurricane season is still a big deal in this inland community, though, and there’s an extreme risk of high winds.
