Rainberry park offers suburban living near shops and medical care

Rainberry Park's apartments and single-family subdivisions are surrounded by shops, grocery stores and restaurants on U.S. Route 441 and Glades Road. This neighborhood sits on Boca Raton's newer west side, where upscale, master-planned developments have sprung up in recent decades. "I live here, too — not in the community but in the area — I've been here 17 years and everything is so close by, everything is new pretty much and you can bike ride to any store," says Rainberry Park property manager Izabella Boginsky. "But it doesn't feel like a city — it feels suburban." The neighborhood is anchored by West Boca Medical Center and several religious institutions, including Katz Hillel Day School and Boca Raton Synagogue West. It's home to many families and served by A-rated public schools.

Rentals and single-family subdivisions with communal amenities

Most residents rent, with high-end apartment complexes such as Arbor Oaks located on the community's north side. Gables Palma Vista contains three- and four-bedroom single-family home rentals. The namesake Rainberry Park development features modest homes and duplexes ranging from about $400,000 to 570,000. The HOA fee is $160 a month — which is low for the area, according to Boginsky, who is also a Realtor with Bella Casa Real Estate. The gated Avalon development features high-end Mediterranean-style properties priced from about $920,000 to $1.45 million. Like most West Boca developments, the communities feature shared amenities, such as pools and sports courts.

A-rated schools and hands-on learning within Palm Beach County

The School District of Palm Beach County assigns this area to Sandpiper Shores Elementary and Eagles Landing Middle, both earning A-minus grades from Niche. Olympic Heights Community High earns an A and offers career academies in culinary arts, early childhood teacher education, engineering and technology, finance, Marine Corps JROTC and tourism, hospitality and resort management. Academy students can earn early college credits, certifications and real-world experience through internships. Katz Hillel Day School, a Modern Orthodox Jewish day school, serves second through eighth graders.

South County Regional Park draws crowds with a waterpark and fireworks

Residents enjoy shared amenities within their subdivisions and a large regional park nearby. The Rainberry Park development features a pool, tennis courts and basketball courts — accessible only to residents. Golfers can take a swing at the neighboring Boca Lago and Boca Woods country clubs. At 870 acres, Burt Aaronson South County Regional Park is a West Boca mainstay with a 27-hole golf course, a nature center with a boardwalk trail through the woods, a dog park, a water park and an outdoor amphitheater, which hosts exhibitions and concerts. "There's always something going on at the park — that's a huge plus here," Boginsky says. The Coconut Cove Waterpark features a lazy river, waterslides and splash pad. The park draws a crowd with the annual Fourth of July fireworks show. "It's huge — everyone from West Boca comes because there are only really two [fireworks shows] in Boca," Boginsky says.

Big-box stores and popular eateries within walking distance

Publix, Aldi, Whole Foods, Home Depot and REI are a few of the nearby options on the bordering streets of Glades and 441. The robust dining scene includes sit-down chains, health-food spots and many locally owned options. Carmela Coffee serves up avocado toast, sandwiches and espresso drinks made with Florida-roasted beans. Nomu Sushi Restaurant and Pub offers an upsacle experience with a menu of sushi rolls and noodle dishes. Boca's indoor Town Center mall is about 6 miles east, with an assortment of traditional and luxury retailers.

Sidewalks, arterial roads and buses serve commuters

Sidewalks add walkability within some subdivisions, and sidewalks also line Glades and 441. West Boca Medical Center, a full-service hospital, sits at the center of the neighborhood and offers 24-hour emergency care, general medical care and surgical care. Glades and West Palmetto Park Road, another bordering street, offer routes toward East Boca and the beaches. Palm Tran buses also serve the area, although downtown commutes may take about an hour and a half. Locals can book commercial flights from Palm Beach International Airport, about 33 miles north via Interstate 95, or Fort Lauderdale-Hollywood International Airport, about 30 miles south.

West Boca homes face less flood risk and storm damage

Hurricanes are a reality in Boca, though Boginsky says the city's west side is less prone to flooding than the east side. Some properties may fall within FEMA Special Flood Hazard areas, requiring flood insurance. Boginsky adds that since many homes here were built from the 1980s and onward, many are equipped with impact windows or shutters.
