North End is Boise ’s oldest neighborhood, dating back to the late 1800s. Just north of Downtown Boise, this is one of the city’s most sought-after communities, known for its vibrant mix of housing, locally owned restaurants and access to the Foothills. Leafy trees frame the streets, bringing a peaceful, natural feeling into the suburban area. Getting around is a breeze whether you bike, walk or bus, making North End a convenient choice for downtown commuters.

Mix of classic styles with a wide price range

A broad mix of housing is available in the neighborhood. “North End is the most premium pricing in Boise. It has a really cool, kind of eclectic mix of old estate mansions along with brand-new builds,” says Jessica Durham, the broker and owner at Grove Realty with 20 years of experience. Many neighborhood streets look frozen in time, with late-1800s and early-1900s homes. Queen Annes, bungalows, Tudor Revivals and Colonial Revivals are some of the most common styles you’ll see here. The area was primarily a working- and middle-class neighborhood when it was founded, so homes are modest in size, but there are also several that reach over 3,000 square feet. Houses under 2,000 square feet typically cost between the upper $400,000s and the lower $1,100,000s. Prices for larger properties have a wide range, falling between the upper $500,000s and the upper $2,400,000s. The median for the neighborhood is around the upper $700,000s.

Historic districts limit changes to preserve historic charm

The North End and Harrison Boulevard historic districts are both in the neighborhood and restrict exterior changes to the houses. The goals of the historic districts are to keep the area uniform and protect the historic look of the homes. Guidelines encourage repairing any issues rather than replacing them whenever possible. Garages and ADUs are allowed, but should be behind the main house on the property. For any exterior projects beyond basic maintenance, you’ll likely need a Certificate of Appropriateness from the city.

Parks, trails and ski area give residents plenty of options

Another appeal of North End is that residents here don’t have to trade natural beauty for proximity to more urban areas. So even though living here means you’re just minutes from downtown, you also have plenty of options for getting outside in North End:

  • Camel’s Back Park has tennis courts, a playground and a sand volleyball court at the base of the Foothills.
  • Elm Grove Park offers tennis, basketball and a playground on Irene Street.
  • The Foothills have several trailheads in the area, with access to 190 miles of hiking and biking trails.
  • Bogus Basin is about 18 miles north and has 92 ski trails across 2,600 acres.

Locally owned shops and restaurants fill the lively Hyde Park district

The Hyde Park Historic District is where you’ll find popular shops and restaurants, like 13th Street Pub and Grill. This corner bar is known for its outdoor patio and elevated American fare, like stuffed mushrooms and wagyu burgers. Java and Hyde Perk offer spots for a morning cup of coffee, while Parrilla Grill serves Mexican fusion. Shops in the area range from toy stores to boutiques and bike shops. "I see more people riding bikes here in the middle of winter than in California in the summer," says Erik Hagen, former president of the North End Neighborhood Association. You can grab groceries the Boise Co-op Market on Fort Street or at Albertsons on State Street.

Boise High offers strong academics, sports and dual enrollment

The highly rated Boise School District serves the neighborhood, and students may attend Boise High School. The school is known for its successful athletic department, bringing home over 50 state championships since 2000. It also offers dual enrollment courses through local colleges like Boise State University and the University of Idaho. Families can apply for magnet programs and open enrollment within the district. Placement is typically based on available space.

Walkable and bikeable streets with easy access to downtown

Most of North End is a very walkable neighborhood, with sidewalks lining the streets and short distances to popular destinations. If you live east of Harrison Boulevard, you can easily walk to Hyde Park or downtown. If you’re west of Harrison, it’ll be a longer walk, and biking might be a better option. There are bike lanes in some areas, and the neighborhood’s wide streets make it easy to feel safe riding in the community. “The reason my family moved to Boise and chose the North End is its proximity to downtown,” Hagen says. “In California, we spent hours on the freeway to and from work. We wanted to move somewhere where we could walk or ride our bike to work in less than 15 minutes.” Bus routes run along Fort Street, Harrison Boulevard and Hill Street, connecting you to downtown. If you prefer to drive, downtown is about 2 miles away, and the nearby Boise Connector leads to Interstate 84 for longer trips.

Most residents find street parking simple and predictable

Many people park on the street, which Durham says is usually easy. “I live there, and me and my neighbors are just kind of cordial with each other with where we park,” she says. Detached garages are also common, often accessible from alleys that cut through the middle of the block. If you run into issues with lots of non-residents parking in the neighborhood, you can request that the city create a residential parking zone, which requires a permit.
