Life on Boise’s Bench
Located on the Boise Bench, Vista offers residents easy access to Downtown Boise and affordable housing options compared to other neighborhoods on the city’s east side. A former farming community, the neighborhood has developed into a residential hub sprinkled with local businesses. “It’s very much a neighborhood feel with a lot of local flavor,” says Joel Heff, owner/managing broker of Realty ONE Group Professionals. “It doesn’t feel like the big city. It’s what you’d think of as a regular suburban neighborhood, with small businesses and residences.”

Former farming community
Originally settled as a farming community, Vista saw rapid development with the arrival of the Boise Interurban Railway in 1891, which connected the neighborhood to Downtown Boise and facilitated urban expansion. Throughout the decades, Vista developed into a bustling residential and commercial hub, with the construction of homes, schools and businesses catering to the growing population. During World War II, Vista experienced a surge in growth as the nearby Gowen Field Air Base brought in military personnel and their families. Today, Vista’s history is evident in its architecture, and it continues to attract those looking to live close to the city center.

Homes in variety of styles
Most lots in Vista are neat and small, with homes close to their neighbors. Mature trees and above-ground powerlines overlook sidewalks. There are a variety of housing options that encompass a wide range of prices. In the $250,000 range, buyers can expect three-bedroom condos or modest ranch-style homes. As prices reach the $350,000 to $450,000 range, lot sizes increase, and homes typically include desirable amenities like updated kitchens or backyard mountain views. There’s also new construction in the area, and these sleek, modern homes typically start around $500,000. “It tends to be a more affordable area compared to other parts of east Boise or Downtown,” Heff says.

Locals can picnic or toss a ball in open green spaces, challenge friends to a game of soccer or tennis, take their kids to the playground or picnic at one of the various benches. Nearby Hillcrest Country Club offers a spot for locals to hit the links.

What’s happening along South Vista Avenue
South Vista Avenue is the neighborhood’s main thoroughfare. It leads into Downtown Boise, with hotel, retail and dining options along the way. Locals grab lattes in the morning from Dutch Bros Coffee or eat handrolls from Willowcreek Grill and Raw Sushi. To eat at home, residents can grab groceries from Albertsons. Near the top of the neighborhood is El Chapo, a local favorite for tacos and just outside of Vista is Blue Bench Brunchette. Heff says, “It’s truly a brunch spot, with mimosas and things like that. It’s very popular and has a really unique menu.”

Balloons and Broncos
At Ann Morrison Park, about a mile north of the neighborhood, Boise residents look to the horizon annually and watch hot air balloons soar. During the Spirit of Boise Balloon Classic, a five-day annual festival, bright hot air balloons color Boise’s summer morning skies. In the fall, sports fans head about 2 miles north to Boise State University’s Albertson Stadium and catch a Broncos football game.

2 miles to Downtown Boise
“As far as utilizing transportation, it’s a very convenient spot for that,” Heff says. “It’s on the bus route, and it’s pretty much a straight shot into Downtown. It attracts a lot of people who want to be close to Downtown or near the airport.” South Vista Avenue leads 2 miles north to Downtown Boise. To access the city using public transportation, there are Valley Ride bus stops along Overland Road. And when it’s time to fly, the Boise Airport is just across U.S. Interstate 84.

Overall quality of life is great. The city is growing. Great, quaint place to raise children with nice houses and private schools - not so much public.

In my neighborhood I see a lot of people walking, but probably not by choice. No workout facilities, no hospital facilities near the neighborhood. No bike lanes.

Lots of refugees, subsidized housing part of town. Lots of culture but also lots of poverty.
