A mix of suburban and country living 12 miles from San Diego
Bonita South is technically a suburban neighborhood 4 miles east of Chula Vista and 12 miles southeast of San Diego. However, parts of it feel much more rural than its location suggests. “It’s close to the city, so it doesn’t feel out of the way, but there’s still a lot of countryside out here and a big horse culture,” says Roberto Ruiz, co-partner of Vantage Realty Group, who was born and raised in the San Diego, Chula Vista area. “The homes are really nice, but the main answer to why someone would move out here is simple: to have more land,” Ruiz says. Most of the neighborhood’s communities have a traditional suburban layout, but the homes have far more privacy on spacious lots, often backing up to open space. There are multiacre horse ranches on the neighborhood’s east side that are still just a few miles from suburban amenities like nearby schools, golf courses and retail shopping.

Suburban Spanish Revivals and homes with acreage
Most neighborhood homes reside in suburban communities with winding streets and branching cul-de-sacs. Streets often back up to open spaces with walking trails, and the hilly nature of this area gives some homes elevated views. Many homes sit on moderately sized lots, but some have an acre of space with enough room for private tennis courts and pools. Midsize ranch-style homes and tile-roofed Spanish Revivals are prominent, ranging from $800,000 to $1.5 million for those with larger private lots. There are also many sprawling Spanish Revival mansions that can cost $1.5 million to over $2 million.
