Quiet neighborhood features ranch-style, waterfront homes
Housing options are anchored by a collection of ranch-style homes built primarily from the late 1950s through the late 1970s. These established options offer spacious lots on quiet streets without sidewalks. Palm trees and custom landscaping add to the neighborhood aesthetic. The largest and most expensive homes can be found along the waterfront on the neighborhood’s west side. Many of these offerings feature private boat docks. The Coastal architectural style is prominent in this area, which also includes newly built homes showcasing clean lines and sleek facades. Prices east of West Avenue typically range from the mid-$500,000s to as much as $1 million. Prices to the west range climb to as much as $5 million for new construction. Residents have the luxury of not paying monthly HOA fees, and they also benefit by living in the only Bonita Springs neighborhood not in Lee County. “Another nice thing is that Collier County has a lower tax rate,” Lashhab says. Insurance rates are affected by the high risk of flooding and wind damage during hurricane season. Condos also can be found in the neighborhood. Prices range from $300,000 to nearly $700,000, depending on size and amenities.Proximity to the beach is huge draw
The beach is about a mile away from the neighborhood, close enough for residents to ride bikes. Bonita Beach Park is the closest of the white-sand settings for which the Gulf Coast is known. The park also features a sand volleyball court and access to nearby Barefoot Beach, which offers a less-crowded atmosphere. “The thing about Barefoot Beach is that it’s all high-end properties,” Lashhab says. “It’s a very small area that’s well-kept.” Yet another beachfront setting can be found among the outdoor amenities at nearby Delnor-Wiggins State Park. The Intracoastal Waterway and the open waters of the Gulf are a haven for boaters and anglers. While there are several boat clubs nearby, the neighborhood owns its own boat ramp. The Bonita Shores Club is a popular community gathering place. “They have Thanksgiving and Christmas events, and a lot of activities for kids,” Lashhab says. “It’s a nice little clubhouse. Bonita Beach Road is a commercial corridor conveniently located on the neighborhood’s northern edge that features an array of popular destinations. A Table Apart is an upscale restaurant featuring international cuisine. The Fish House offers fresh seafood in a colorful Old Florida setting. Sweet Melissa’s is one of two neighborhood ice cream shops. The other is Royal Scoop Homemade Ice Cream. Coconut Jack’s Waterfront Grille is a popular dockside destination nearby. Publix and Bealls are located about a mile away among a cluster of retail centers at Bonita Beach Road and U.S. Highway 41, also known as Tamiami Trail.Top-rated elementary and middle schools, and a new high school
Younger students can attend a pair of established schools with sterling academic reputations. Older students can attend Collier County’s newest high school. Naples Park Elementary is rated A-minus by Niche, and North Naples Middle earns an A. Aubrey Rogers High School opened in 2023 and does not yet have a Niche grade. Vanderbilt Drive forms the east side of the neighborhood and provides access to Naples while avoiding miles of driving along the heavily trafficked Tamiami Trail. Residents can also take Vanderbilt Drive to NCH Naples North Hospital about 6 miles away. “The neighborhood is between Naples and Fort Myers, so for anyone who works there, those areas are easy to get to,” Lashhab says. Bonita Beach Road quickly connects residents to the waterfront about a mile west, and it leads directly east to Interstate 75 about 5 miles away. I-75 provides convenient access to Southwest Florida International Airport in Fort Myers, about a 20-mile drive from the neighborhood.
