Condos in historic triple-deckers and a few new builds
Most housing in Codman Square consists of condos and multifamily investment properties, along with a few remaining single-family homes. “It’s seen some renovation, and there’s a lot of buildings with character,” Walsh says. Triple-deckers and two-family dwellings from the early 1900s rest along the community’s paved sidewalks. On some streets, older homes have been removed to make way for clean-lined, new condo buildings with rooftop balconies. Most residences have a small patch of grass or a pocket garden, and some have a narrow driveway beside them. Buyers generally find condos listed between $400,000 and $700,000. Those in the market for a multifamily building might find renovated options priced between $1 million and $2 million.Roberts Playground is a neighborhood focal point
City parks and community gardens speckle the residential landscape in Codman Square. Codman Square Park, which rests at the heart of the neighborhood, has been redesigned by a landscape architect and is slated for completion in 2024. The shaded green space will feature stormwater collection elements, public art and misting towers. Currently, residents often spend their free time at the 10-acre Roberts Playground, Walsh says. “People bring their dogs there — it has a large track.” During the school day, the space is shared by two bordering schools. TechBoston Academy uses the track and football field, and Lee Academy Pilot School makes use of the accessible playground. In the summer months, a splash area is a popular spot for kids to cool down. Roberts also hosts summer concerts, movie nights and festivals. With four nonprofit-owned community gardens in Codman Square, there are opportunities to learn about plants or even grow fresh vegetables as well. Members of the Dorchester YMCA, along Washington Street, can use their basketball court and pool or take group fitness classes.Boston Public Schools and Ashmont Nursery School
Families in Codman Square have the choice of sending their children to private schools or Boston Public Schools. There is also a parent-led preschool cooperative, the Ashmont Nursery School, where parents take turns serving as helpers. Public school students can select from several nearby options, including traditional and charter schools. Some students begin their education at Holmes Innovation School, which offers preschool through 5th-grade learning and earns a C Niche score. Others attend the C-minus-rated Codman Academy Charter Public School for preschool through 12th grade. Codman Academy partnered with Speak for the Trees to plant a micro forest along Norfolk Street. In seventh through 12th grade, some students attend TechBoston Academy. TechBoston provides a curriculum focused on college preparedness and earns a Niche score of C-plus. One nearby private school is the A-rated Saint John Paul II Catholic Academy, which serves students in preschool through eighth grade.Events hosted by the Codman Square Neighborhood Council
The Codman Square Neighborhood Council gathers each month to discuss upcoming events, initiatives and concerns. Members of the council also work with city representatives to organize improvements, such as the upcoming Codman Square Park renovation. Each Saturday from July through October, the council hosts a farmers market at Dr. Loesch Family Park, complete with live music from local artists. They also organize tree lighting ceremonies, back-to-school supply giveaways and Love Your Block neighborhood cleanups. There are enrichment programs at the Codman Square Branch of Boston Public Library as well, including cooking programs and story times for children, an anime club for teens and career skills for adults.Red Line and commuter rail access
Codman Square residents have several forms of public transportation nearby. To the west of the neighborhood is the Talbot Avenue station, where riders can catch the Massachusetts Bay Transportation Authority commuter rail trains to South Station. Less than 1 mile east, commuters can hop on the Red Line subway at the Shawmut MBTA station. MBTA buses also make several stops within Codman Square. Those who prefer to drive can take the four-lane state Route 203 to connect with Interstate 93 and other major highways. With Carney Hospital less than 1 mile from some area homes, hospital workers and those in need of medical care don’t have far to travel.Caribbean food and the nonprofit Daily Table Grocery
Along the neighborhood’s thoroughfares, there are some locally owned bodegas, nail salons and takeout restaurants. People stop by the long-standing favorite, Taste of Eden, for saltfish, ackee and other Jamaican specialties. Raphael’s is another popular spot, offering Caribbean-style porridge and coco bread. The area restaurants mainly serve their food to go, and for sit-down meals, people drive or take the subway to Lower Mills or toward downtown, Walsh says. Locals can shop for groceries at America’s Food Basket or pick up some salmon or red snapper from Kim’s Fish Market. The Daily Table Grocery, part of a small Boston-area nonprofit chain, offers discount health food and refrigerated prepared meals. Most of the selection in Daily Table is eligible for SNAP, and EBT users get half off of produce. Shoppers can also find vegetables, fresh fruit and local baked goods at the Saturday farmers market in Dr. Loesch Family Park.
