About 8 miles southwest of Boston, the Mattapan Square neighborhood serves as a business district with urban housing options. “It’s the central hub of Mattapan, so it’s much more built up and feels more like city living than Milton next door,” says Mikel DeFrancesco, a broker with William Raveis Real Estate. "The areas surrounding it are very residential, but Mattapan Square has more shopping, restaurants and things like that." Blue Hill Avenue is Mattapan’s main street, with strips of locally owned businesses, services and restaurants. The busy thoroughfare is lined with angled parking spaces and bike lanes. The Mattapan Square Main Streets organization has decorated the road’s median with plants and streetlamps, bearing colorful neighborhood signs. Restaurants include authentic Haitian and other Caribbean spots, sitting alongside delis and takeout joints. Brothers offers American-style comfort food for breakfast and lunch, and a few blocks north, Simco’s has been serving up the “World’s Largest Old Tyme Franks” since 1935. Shoppers can head to America’s Food Basket of Mattapan and CVS off Blue Hill Avenue, and the closest Price Rite and Stop & Shop are within 3 miles.

New apartment communities and triple-decker units
While surrounding neighborhoods feature single-family homes on spacious residential streets, Mattapan Square is more densely populated. “You’ll find lots of multifamily properties and triple-decker condos, dating back to the late 1800s and early 1900s, most within walking distance of bus lines and train stations,” DeFrancesco says. Homes tend to sell between $550,000 and just over $1 million, and rentals are available in newer complexes, like The Loop at Mattapan Station. Residential roads branch off Cummins Highway and River Street, within blocks of the shops and restaurants of Blue Hill Avenue. Houses are typically fronted with sidewalks and have private driveways, though street parking for additional cars is common.

A Mattapan Trolley ride by the water
A major draw to Mattapan Square is accessibility and public transportation. The Massachusetts Bay Transportation Authority provides numerous services, including buses and the Mattapan Trolley, which connects to the Red Line at Ashmont Station. The trolley is known for its scenic views, as the route cuts through wooded areas along the Neponset River. A commuter rail also runs through Mattapan on the Fairmount Line. Drivers can either take Blue Hill Avenue or Gallivan Boulevard toward Interstate 93 into Boston, 8 miles away. “Blue Hill Avenue is basically a backroad, so if you want to go into town and avoid the highways, it's a great option.” Boston Logan International Airport is about 10 miles away.
Supporting small businesses through the Stroll of the District
The Mattapan Square Main Streets group sponsors many events that center around education and community improvement. Previous gatherings have included mixers for immigrant business owner, unity walks and the annual Stroll of the District event, which showcases local vendors, live music and food.
Exploring the Neponset River
Though the area has a relatively urban layout, the Neponset River, flowing along the southern border of the neighborhood, provides plenty of outdoor recreation. Visitors can fish and paddle boat on the water or take a stroll down the greenway. "For people who like hiking and biking, there's the Lower Neponset River Trail,” DeFrancesco says. “You can pick it up in the middle of the neighborhood and follow it along the river.” The Neponset Esplanade Park also has a canoe launch, footpaths and picnic benches, right across the river from the Kennedy Playground. Just north of Mattapan Square, the Boston Nature Center & Wildlife Sanctuary is popular for its trails and educational programs for children.

School choice across all Massachusetts districts
Children in Mattapan Square may attend James J. Chittick Elementary, which scores a C-plus on Niche. New Mission High School, which serves grades seven through 12, earns a B-plus and offers an Early College and Career Pathways program. However, children can apply to any school in Massachusetts, with the state’s inter-district school choice program.
