Just over 4 miles from downtown Boston lies Mission Hill, a vibrant neighborhood named after the late 19th-century Basilica of Our Lady of Perpetual Help, commonly known as Mission Church, that sits at its heart. With past identities that include a Colonial-era hilltop orchard, Boston's beer brewing hub and home to the Mission Church complex, today's Mission Hill is a convenient urban locale brimming with restaurants and community activities. "It’s popular with commuters because there’s access to public transportation and highways,” says Vena Priestly, a fourth-generation Boston-area resident and a real estate agent with Rise Realty. “It’s also a great area to invest because it’s right next to Longwood Medical Area and so many colleges.”

Plentiful dining choices on Tremont Street
A slew of local restaurants makes it easy for residents to grab a bite to eat before or after work. In the mornings, commuters can get a latte or breakfast sandwich on the go from Solid Ground Café, which is right next to the Fenwood Road subway station. On weekends, diners can enjoy a leisurely brunch of Dutch baby pancakes and Spanish omelets at Milkweed on Tremont Street. Tremont’s mix of historic brick buildings and more contemporary mixed-used structures house a variety of dining options, including burritos and street-style tacos at Chilacates, Pakistani and Mexican fusion at Nachlo Restaurant and American pub classics at The Puddingstone Tavern. For those who'd rather eat in, Lilly's Gourmet Pasta Express has fresh pasta, gourmet sauces, and subs to pick up and take home. Mission Hill also has an active nightlife scene, with plenty of bars sprinkled throughout the neighborhood. In the One Brigham Circle mall, there’s a Stop & Shop and a Walgreens. Priestly says that access to two farmers markets is another area draw. There is one at the corner of Huntington Avenue and Francis Street and another on Tremont Street and Columbus Avenue.

Tobin Community Center and a hilltop nature preserve
Beside the mission church, there are several public spaces to enjoy, including a park, a library and a community center. At the Mission Hill Playground, sports fields and a kids’ play area provide outdoor recreation — in the summer months, children can cool off in the splash park. Beside it is the Parker Hill Branch of the Boston Public Library, which offers children’s cooking classes, writing workshops and story times. Residents can also enjoy a full calendar of free events at the Tobin Community Center, including a men’s basketball league, fitness programs and sewing classes for youth and adults. Another notable space is Kevin W. Fitzgerald Park, a hilltop nature preserve that offers panoramic views of the Boston skyline and a fenced area for dogs to socialize off-leash. The western edge of the neighborhood is also just a few blocks from Olmsted Park, one of the “jewels” in Boston’s Emerald Necklace of parks.

Summer brings the Mission Hill Arts Festival
The Tremont Community Center also hosts the Mission Hill Arts Festival, which celebrates the area’s cultural diversity and commitment to visual and performing arts. This summertime series of events, art shows, interactive concerts and conversations around art and music draw visitors from all over Boston. The Viva Summer Nights music festival takes place throughout the summer as well — it’s organized by the Sociedad Latina, and its weekly Latin music concerts take place outside the One Brigham Circle mall.

Multifamily living and investment opportunities in Mission Hill
In Mission Hill, Queen Anne-style brownstones and Victorian row houses reflect the area’s long history, while newer apartment and condo buildings with contemporary clean lines continue the neighborhood's tradition of multifamily living that dates back to the 1890s. With the Longwood Medical and Academic Area, Harvard Medical School and Northeastern University within a 1-mile radius, it’s a popular spot for investors. Buyers who live in their properties get an additional bonus. “Boston owners can qualify for a rental exemption on the unit they live in,” Priestly says. There are a few single-family row houses in the $1.4 million to $1.65 million range, but the majority of available real estate is comprised of multifamily buildings and condos. Those looking for condos can find everything from character-filled units in a former brewery building to sleek, modern ones in post-2000 glass-and-metal complexes. Prices range from around $600,000 to $900,000. Entire multifamily buildings usually start above $1.5 million and top out around $3.2 million.

Magnet schools serve Mission Hill youth
Children living in Mission Hill are in the north zone of Boston Public Schools, a district that allows families to choose from public schools within their zone or apply to magnet schools. One option is Maurice J. Tobin School, a school for pre-kindergarten through eighth grade, which Niche rates a C. Tobin offers a variety of services to support families, including before- and after-school care, as well as tutoring for middle school students. B-plus-rated Fenway High School is also within the community. Fenway High is a pilot school that offers application-based admission. Less than 1 mile from the neighborhood is the Boston Latin School, which not only holds the distinction as the first public school in America but also rates an A-plus on Niche. Students from all over the city apply to attend seventh through 12th grades at Boston Latin. World-renowned universities, including Harvard University and Boston University, have campuses within 2 miles of the neighborhood, allowing students to stay close to home if they choose to continue their education.

Convenient bus and T stops nearby
Mission Hill is not only near medical care and universities, but it also has multiple public transportation options that allow commuters to easily get around the city. The Massachusetts Bay Transportation Authority subway system, known as the T, brings visitors from all over the greater Boston area along the Green Line to Mission Hill's Fenwood Road stop. In addition, the Roxbury Crossing station on Tremont Street allows riders to access the T’s Orange Line subways. There are T bus stops along Huntington Avenue, and those who choose to brave city traffic on their commute downtown can hop on the Boston Bypass via Tremont Street and Melnea Cass Boulevard.

Considerations for living in Boston
Living so close to downtown Boston also has some disadvantages. Despite Mission Hill’s ample green space, the community can still be quite noisy due to passing traffic and other city sounds. In addition, properties closest to the Charles River may be prone to coastal flooding. Those who purchase homes in flood-risk areas may be required to buy flood insurance to protect their investment.

There are a lot of small businesses and some of them are great, but many are lacking in diversity of products. There aren't many restaurants and bars nearby, but the ones that are around have good selections of food and beverage. There are only two major supermarkets nearby and they are the same company, so the grocery selection is not great.
