Historic homes and walkable downtown Newtonville
One of Newton’s 13 villages, Newtonville centers dense suburban streets of historic homes around a lively local commercial scene. “Newtonville has had something of a mini-Renaissance over the past decade,” says Kathy Krongel, a senior associate at Hammond Residential Real Estate in Chestnut Hill who lives in Newton. “It’s become much more of a hub for people wanting walkability and access to the commuter train.” A new mixed-use development along Washington Street and investment in Walnut Street’s infrastructure have revamped Newtonville’s small business district, positioning it as a common stop on walks to popular neighborhood parks and schools. Only 10 miles from Boston by car or commuter train, Newtonville offers a village lifestyle bolstered by excellent accessibility to the greater Boston area.

Creative historic houses and occasional new builds
Historic single-family homes come in countless styles popular throughout the 19th and early 20th century in Newtonville. Sprawling Queen Anne and Tudor Revival houses are common finds, standing beside neighbors with historic revival details spanning from picturesque to classical. Multi-family offerings can also be found in Newtonville, with a handful of townhouses, duplexes and converted single-family homes providing condo options. Condo prices range from $750,000 to nearly $2 million, depending on whether the unit is in a historic building or a rarer new build. Single-family options typically run from $1.1 million to $2 million, though they can reach as high as $6 million when homes are exceptionally new, creatively constructed, spacious or on plots of over an acre. While sidewalks run along Newtonville’s connective roads and dead-end streets, they become narrower and sparser on hillier roads further south.

Walkable businesses along Walnut and Washington
“I live in Newton Centre, but I find myself coming to Newtonville to shop. It's not too congested, but there’s always people eating at the different restaurants or walking to the eye doctor and grocery store,” says Krongel. Newtonville’s walkable commercial hub stretches along sidewalks on Washington Street and Walnut Street, connecting first-floor businesses in a new mixed-use development like Fuji at Newton and Chase Bank to longer standing favorites like Cabot’s Icecream & Restaurant which serves diner staples and extravagant sundaes in a nostalgic red, black and white interior. Widened sidewalks and an influx of public benches have increased the charm and walkability of downtown Newtonville, attracting locals to attend yoga classes or sip coffee down the street from home.
Residents also have chain options for daily essentials, like Trader Joe’s and Whole Foods, which sit east and west down Washington Street. Star Market also has a location in the area, most notable for its unique architecture – the supermarket is built out over the Massachusetts Turnpike, called Mass Pike by locals, positioning shoppers above the busy freeway.
