Convenient location and good company in Roxbury’s Sav-Mor area
Sav-Mor lies between Blue Hill Avenue and Warren Street in Boston’s Roxbury neighborhood, known as Boston’s Black cultural center. “You’re in good company here,” says Chantae Turner, a real estate agent with Thumbprint Realty. “It’s a mix of people born and raised here and people moving in who want to build community. That diversity makes it unique and special.” In addition, the area offers a vibrant restaurant scene, proximity to Franklin Park and convenient access to the rest of Boston. “It’s a central hub,” Turner says. “It’s close to downtown and very accessible.”

Classic styles, converted condos and a strong rental market
Colonial and Victorian homes can cost between $1.2 million and $1.6 million, though a single-family home needing some renovation might cost less, such as one that sold for $650,000. Condos and townhomes, some in classic brownstone buildings, can cost between $420,000 and $975,000, depending on age and how much updating they need. Many properties are quite old: The median year built here is 1900. Multifamily homes and other investment properties are also available. “There’s some new construction, but really, it tends to be developers buying a two-family or three-family property and turning it into condos,” Turner says. The area is nearly 75 percent renters by population. “There’s a strong rental market,” Turner says.

Popular Black-owned eateries and nearby essentials
Diverse eateries can be found in and around this neighborhood. “We have a lot of great food here,” Turner says. Merengue Restaurant and Rey Del Pollo serve Dominican cuisine. Slade's Bar & Grill was once owned by Celtics legend and Civil Rights icon Bill Russell, and continues to be a popular Roxbury spot for live music and soul food cuisine. “District 7 Tavern is another Black-owned bar in the area. They also hold events there. It’s a good place for people to convene.” Residents can grab coffee and pastries at Madhouse Café. “It’s a special place to hang out, a custom motorcycle body shop and café, both queer- and woman-owned,” says Melony Swasey, global real estate advisor with Gibson Sotheby’s International Realty. For groceries, Price Rite of Roxbury is just across Warren Street, near Marshall’s, while a Stop and Shop supermarket is at the southernmost tip of the neighborhood.

Home-based school choice provides options for families
Boston Public Schools uses what it calls a Home-Based school choice program, so residents can choose among several options, including any school within a mile of their residence and can access at least two schools within the top level of four tiers; schools are placed in tiers are based on test scores and growth. Public elementary schools in or near this part of Roxbury include Dudley Street Neighborhood Charter School, which earns a C from Niche, and Nathan Hale School, which scores a B. Both serve kindergarten through sixth grade. The C-plus-rated Dearborn STEM Academy has sixth through 12th grade, and its students have access to the school’s advanced labs and industry partnerships in health sciences, engineering and computer science. O’Bryant School of Math & Science, a magnet school for students in grades 7 through 12, scores an A from Niche, which also rates it as the third-best magnet high school in the state.

Nearby recreation includes Franklin Park and neighborhood playgrounds
Sav-Mor residents can head to Franklin Park, Boston’s largest open space, for a wide range of activities. “People love going to that park,” Turner says. “There’s always a cookout there.” Franklin Park is part of the city’s Emerald Necklace, nine parks connected by water or greenways. It has birding areas, a zoo, a golf course and trails winding through wooded areas, up hills and around historical markers. Howes Playground and Little Scobie Playground are two of several small neighborhood parks residents can enjoy. For a cultural outing or ball game, Boston’s Museum of Fine Arts is no more than 3 miles away, and Fenway Park is just a half-mile beyond that.

The Elma Lewis Playhouse in Franklin Park hosts local music on summer Tuesdays, drawing crowds of over a thousand people to the free weekly concerts. “There’s a big cookout at Franklin Park for Juneteenth,” Turner says. “And Roxbury now holds a Unity Parade every year.” First held in 2018, the parade celebrates Roxbury’s history and culture and partners with government and local businesses.

The neighborhood is highly walkable, with consistent sidewalks, crosswalks and nearby amenities. Residents have access to a lot of public transit infrastructure, too.
