Classic New England homes and new construction
Homes in Waban embody classic New England styles and sit on wooded, well-maintained lots. Above-ground powerlines and mature trees shade sidewalks. Four-bedroom Cape Cod properties on about half an acre cost just under $1.8 million. For $3 million, buyers can find five-bedroom recently built New Traditional homes. Closer to the $4 million price point, potential homebuyers can expect 1920s Tudor-style houses and six-bedroom Victorian homes built in the 1890s, while newly constructed midcentury modern homes go for around $4.3 million. The Charles River and Windsor Club
The Charles River runs along Waban’s western border, and Quinobequin Road contours the river. Along Quinobequin is the 3-mile Charles River Path, offering wooded walks by the shore. Locals might catch a glimpse of some wildlife, too – there are known to be beavers here. Kids love Richardson Playground and Warren Lincoln Playground, while golfers frequent Woodland Golf Club and Brae Burn Country Club. But Windsor Club is where the community gathers year-round. This is the neighborhood's social center, home to the community pool and swim team. Numerous events are also hosted here, from pizza parties to trivia nights to an annual whiskey tasting.Top-rated Newton Public Schools

Waban Village Day takes place every year, celebrating the community. It begins with a family fun run, where kids can ride bikes or scooters and continues throughout the evening. Vendors line the streets, local live music plays and there’s food and ice cream for everyone.Getting around Waban
The neighborhood is about 12 miles west of Boston, and locals can get there by car or public transit. “Waban is on the Green Line, and you can take the T from Waban Station,” Reibman says. Easy access to the Massachusetts Turnpike and Yankee Division Highway makes travel to surrounding areas easy. In case of emergency, the Newton-Wellesley Hospital is in the neighborhood. Reibman says that Waban is home to strong, healthy independent businesses. The neighborhood’s small downtown area can be walked in just a few minutes. Residents pick up essentials from Waban Market, a family-owned grocery store that sells seasonal and organic produce. With various deli meats and cheeses, this is a go-to spot during lunch hour. “They have a very popular take-out counter,” Reibman says. Another local favorite, Barry’s Village Deli, is a family-owned New York-style deli that serves a variety of sides, soups and sandwiches, including their popular corned beef sandwich with Russian dressing. Locals can also pick up a hand-tossed thin-crust pie from Stone L’Oven Pizza, the village’s go-to for natural and locally sourced food options.
