A historic resort with pools of natural mineral water and a canyon hike that leads to hotel ruins are just some of the attractions in Eldorado Springs, a mountain community located about 8 miles south of Boulder. Since the early 1900s, the area has served as a popular resort town. Several famous people have visited the Eldorado Springs Resort & Pool, including Dwight D. Eisenhower, who honeymooned there with his wife, Mamie. The neighborhood straddles Eldorado Canyon State Park and is bordered by South Boulder Creek, providing access to outdoor recreation. “It’s a small rural area,” says Broker Associate Joshua Zelcer with Brokers Guild Real Estate, who has almost 10 years of experience. “If you’re looking to live somewhere where you can enjoy hiking or water activities, or you simply like the summertime, it’s a really cool area.”

State parks and historic resorts
Eldorado Canyon State Park is a major landmark in the neighborhood. The area is famous for world-class rock climbing, with over 500 technical routes along the park’s sandstone cliffs. Multiple trails wind throughout the area and are open to hiking and biking. Rattlesnake Gulch is a 3-mile trail that takes visitors to the ruins of Crags Hotel. The luxury hotel operated from 1908 to 1912 until it was destroyed by a fire – its remains are now a hotspot for hikers. Fowler Trail takes visitors to the Continental Divide Overlook for a panoramic view of canyons and mountains. The Marshall Mesa Trail allows horseback riding, while the South Mesa Trail is known for wildlife watching, including Red-tailed Hawks, mule deer, black bears and others native to the area. Eldorado Canyon State Park is popular for fly fishing, picnicking, cross-country skiing and snowshoeing. A park pass is required to enter, and timed entry reservations are required for parking during peak season – May through September – unless visitors are walking or biking into the area.
The Eldorado Springs Resort & Pool opened in 1905 to commercialize the natural mineral water pools and became known as the “Coney Island of the West,” and is still open to this day. In 1983, Eldorado Artesian Springs began bottling and distributing the natural spring water from the pools to local retailers, residences and businesses.

Mountain homes on country roads
Homes in Eldorado Springs are spread out along country roads, where paved turns to gravel and dirt. In the western half of the neighborhood, mid-century mountain homes are common, with cabin-inspired features such as wood siding, balconies and picture windows. Most of these properties were built in the early 1910s and completely remodeled in the 1950s. Prices range from $625,000 to $950,000. More modern mountain homes built in the 1980s to 2000s go for $925,000 to $1.6 million. Raised ranch properties are found in the neighborhood too and come with acres of rural farmland. These homes span 1,500 to 3,000 square feet and can cost anywhere between $1.2 million and $2.3 million, depending on size and condition. “There’s a mix of full-time residents and vacation homeowners. A lot of people like to turn the houses into second residences,” Zelcer says.
Toward the eastern part of Eldorado Springs, close to the highway, there are single-story box homes. The Sans Souci Community is a subdivision of manufactured homes that are roughly $125,000, without much price variation. The CAP Index crime score for Eldorado Springs is 1 out of 10, compared to the national average of 4.

Nearby retail and restaurant outlets
Traveling is required for shopping and dining. “You’re not going to find a lot of shopping here since it’s rural, but Boulder is right around the corner as a mecca for that stuff,” Zelcer says. The South Boulder and Table Mesa areas are about 5 miles north with retail options. Table Mesa Shopping Center has several sporting goods stores, including Runners Roost and Play it Again Sports. There are also multiple places to eat, including Snarf’s Sandwiches and Southside Walnut Café, a local restaurant chain known for its homestyle breakfasts and gourmet coffee. Southern Sun Pub & Brewery makes its own house brews that can be enjoyed on the outdoor patio. Whole Foods Market and King Soopers are grocery store options. Additionally, the Superior Marketplace is a commercial center roughly 6.5 miles east of the neighborhood that has name-brand retailers such as Target, Costco, TJ Maxx and Ulta Beauty. There are also a handful of locally owned eateries like Santiago’s Mexican Restaurant and Wayne’s Smoke Shack, which has barbeque platters.

A-rated public schools in Boulder
Children living in Eldorado Springs can get an education at schools within the Boulder Valley School District. Mesa Elementary School earns an A grade from Niche and offers multiple after-school enrichment activities. Southern Hills Middle School also has an A grade. Fairview High School maintains an A-plus and, according to Niche, is the No. 5 Best Public High School in Colorado. The school offers Advanced Placement (AP) and International Baccalaureate (IB) programs.

Traveling in and out of Eldorado Springs
Eldorado Springs Drive is the main thoroughfare, connecting the neighborhood’s entrance to the state park on Colorado state Highway 93. Commuters can use this highway to access Boulder too, about 8 miles away. The Eldora Canyon Park and Ride is located at CO 93 & Eldorado Drive and has a shuttle that travels throughout the neighborhood to bus stops along popular trails. The Eldo Shuttle runs during the state park’s peak seasons.

Potential risks of a natural landscape
With the natural landscape of canyons and plains surrounding Eldorado Springs, the neighborhood may be subject to unique environmental challenges. South Boulder Creek could be at a risk of potential flooding, with roads being the most affected. There’s also a possible risk of potential wildfires. The Mountain View Fire Rescue Station 9 is in the neighborhood and responds to both fire-related and medical emergencies. Lastly, the high altitude and open space could lend to poor air quality. According to First Street, Eldorado Springs has lower air quality when compared to 79% of other cities in Colorado.
