The cost of living in Niwot

Niwot has a higher cost of living compared to nearby cities. The median sales price for a home in the neighborhood is about $1.4 million, which is more than that of Boulder’s, around $950,000, and Longmont’s, roughly $570,000. “Niwot is more expensive than Longmont and often comparable to Boulder, largely because there’s limited inventory and a strong demand for its small-town setting,” says Kiki Kidder, a Realtor with Compass and founder of The Kiki Collective, who has about 30 years of experience.

Expansive, single-family homes on the market

Homes in Niwot range in style, depending on where they’re located. Close to the historic downtown district, 20th-century bungalows and farmhouses are common. Ranch-style homes and minimal traditional single-stories are found to the east. These smaller houses range in price from the mid $600,000s to the lower $900,000s. Farther west, there are subdivisions of multistory New Traditional and Craftsman homes. Some even have estate-like properties with large, manicured lawns. These newer builds are often custom and cost between $1.4 million and $4 million. Contemporary condos make up a small portion of the housing market. Units are priced around the lower $200,000s to the lower $400,000s.

Niwot’s top-rated public schools

Niwot is served by the Saint Vrain Valley School District in Longmont. Niwot Elementary, Sunset Middle School and Niwot High School are all highly rated. “The schools here are a big draw to the area, especially because of the high school’s excellent International Baccalaureate program,” says Kelly McCallister, a Realtor with 8z Real Estate who has been in the area for over 30 years. "In the spring, it's pretty common to see students running up and down the street across from the school, training. They perform well in regional competitions."

Commuting to Boulder, Longmont and Denver

Colorado Highway 119, known as Diagonal Highway, is the area’s main thoroughfare, connecting Niwot to larger cities. Commuters can take CO 119 about 7 miles northeast to reach Longmont, which is a 15-to-35-minute drive depending on the time of day. Downtown Boulder is less than 9 miles southwest, or a 12-to-24-minute drive. Residents routinely make these journeys for work and play.

Commuting into downtown Denver has more steps. Drivers must first connect to U.S. Route 36, then Interstate 25. The trip is roughly 35 miles and takes 40 to 70 minutes.

Local businesses and amenities in downtown Niwot

Niwot’s historic downtown has dozens of local businesses lined along Second Avenue. “Second Avenue is the heart of Niwot. It’s a short, walkable stretch of locally owned shops, galleries, cafes and restaurants, where you can actually run into people you know,” Kidder says. Local retailers include everything from antique stores to Few of a Kind Vintage and Mercantile, which sells handmade home goods. Restaurant options are both downtown and close by on 79th Street:

  • The Old Oak Coffee House is a cafe that also serves sandwiches.
  • Cimmini’s Italian Restaurant crafts classic European entrees.
  • Niwot Taven offers pub fare and beer on tap.
  • Raza Fresa specializes in Mexican cuisine.
Niwot Market is the area’s main grocer. For larger big-box stores and restaurant chains, you can head to Boulder or Longmont.

Niwot’s parks, trails and outdoor activities

Monarch Park is one of Niwot’s recreational hotspots, outfitted with four baseball diamonds and ample open space. There’s also Whistle Stop Park, with its open field and picnic tables, and Niwot Children’s Park, which features a playground with climbing structures. In addition to the parks, the Niwot Trails system allows hiking, biking and horseback riding along multiple pathways. These trails include:

  • Hidden Star Trail, a 1.5-mile route following the Boulder and Left Hand Ditch
  • Somerset Trail, a 1.1-mile path behind its namesake subdivision
  • Legend Ridge Loop, a 1.5-mile circle connected to Niwot Hills Trail
  • LoBo Trail, a 12-mile regional trail that travels to Longmont
For more recreation, Boulder Reservoir is over 6 miles southwest of the area. The 700-acre water feature allows motorized boating, kayaking, swimming and fishing. There’s also a picnic area along the shoreline and a volleyball court.

Family-friendly community events in the summer

Niwot’s community likes getting together when the weather is warm. “Niwot has a strong tradition of local events, from seasonal festivals to art walks and live music, and they tend to feel genuinely community-driven rather than tourist-oriented,” Kidder says. Rock and Rails is a free concert series held at Whistle Stop Park on Thursday evenings between June and August. There’s also Dancing Under the Stars in downtown’s Cottonwood Square on Friday nights. A bike parade rides down Second Avenue on Fourth of July.
