Small-town charm in the foothills of the Rocky Mountains
Sandwiched between Boulder and Longmont, Niwot is a historic small town with quiet lanes and breathtaking Rocky Mountain views. The town was platted in 1875, shortly after the Colorado Central Railroad extended into the area. A small business district developed along Second Avenue in the early 1900s, and many of its original buildings are still standing. “The community was named after Chief Niwot, who was said to have put a curse on the Boulder valley,” says Kelly McCallister, a Realtor with 8z Real Estate who has been living in the area for over 30 years. “It was said that once people saw the view of the valley, its beauty would fade, but locals have shifted the narrative. Now people say that setting your eyes on the beautiful view means you will one day return to look upon it again.”

Large lots and established builds
It’s rare to find a single-family home in Niwot for less than $1 million, with an average sales price of $1.24 million. In Old Town, surrounding Second Avenue’s charming shopping district, some bungalows and farmhouses date back to the early 20th century. On the town’s eastern end, subdivisions feature a mix of 21st-century craftsman-style and modern traditional homes and 1970s ranch-style houses. Two-bedroom condos in Niwot make up the lower end of the market with prices ranging from $315,000 to $390,000. High-end 21st-century builds with over 6,000 square feet are listed between $1.8 million and $5 million. “Some of the best views of the Rockies are from the Somerset neighborhood,” says McCallister. “And the homeowners association there also maintains tennis courts and a community-only pool.” Residents enjoy more privacy compared to surrounding communities, with half and full-acre lots adorned with mature pines and aspens.

College prep curriculum
Niwot Elementary School is within walking distance of homes on the town’s east side and earns an impressive A-minus overall grade from Niche. After the fifth grade, students can attend the B-minus-rated Sunset Middle School. Niwot High School boasts an A rating and is the best magnet high school in Colorado, according to Niche. The high school is known for its college preparatory curriculum, offering both Advanced Placement and International Baccalaureate courses. Students also have a long list of fine and practical arts electives to consider, including sculpting, the history of rock and roll, production theater and string orchestra. The schools here are a big draw to the area, especially because of the high school's excellent IB program,” McCallister says. Niwot High is also known for its track team. "In the spring, it's pretty common to see students running up and down the street across from the school, training. They perform well in regional competitions."

Hiking trails and playgrounds
All homes here are within walking distance of the nearest park or trailhead. Monarch Park is home to four baseball diamonds and an access point to the three-mile, gravel Niwot Loop Trail. Lobo Trail can be accessed from 83rd Street and runs 12 miles from Boulder to Longmont. Niwot Children's Park features a popular playground featuring sculptures, climbing walls and other interactive equipment.

Quaint eateries and antiques
The quaint downtown strip on Second Avenue is lined with a handful of local eateries and shops. The Old Oak Coffee House serves freshly brewed cups of coffee, smoothies and hot sandwiches. Across the street is 1914 House, a historic building-turned contemporary-American eatery. Locals can shop for hand-me-down furniture and handmade decor at Few of a Kind Vintage and Mercantile and Wise Buys Antiques. Locals can pick up their groceries and other household essentials at Niwot Market in the center of town or can head southwest to Boulder for its larger chain grocer and big-box selections.

Free Niwot events
On Thursday evenings between June and August, music lovers gather in Whistlestop Park for Rock and Rails, an annual free concert series. Summers also bring Dancing Under the Stars, where locals gather in Cottonwood Square to hit the dance floor on Friday nights. “Everyone walks downtown and joins in on the fun when the town puts on events,” McCallister says. “On Independence Day, kids decorate their bikes for a bike parade down Second Avenue.”
Transportation
Highway 119 lies just west of Niwot’s residential streets and takes drivers 10 minutes north to Longmont or 30 minutes to Boulder’s city center.
