Monument Beach is a family-friendly community on the western edge of Bourne in Barnstable County. The neighborhood offers routes to major employers on and off Cape Cod, a mix of single- and multifamily homes and amenities like a small beach and restaurants. You might find your permanent home or a condo to stay in for the summer. No matter where residents live in the area, there are plenty of activities just a short drive from home.
Monument Beach and the eponymous neighborhood are on the east side of the Cape Co0d Canal.

Residents include primary and secondary home owners
There is a wide range of housing types, from condos to grand estates. Condos and townhouses range from the lower $300,000s to $700,000s. Simple Cape Cod-style, split-level and ranch-style homes tend to sell in the upper $300,000s to $600,000s, while contemporary and expanded colonial homes land in the $700,000 to $1.5 million range. The average list price in Monument Beach is much lower than in nearby areas like Falmouth Village and Pocasset, but higher than those in northern Bourne or Wareham.
Eric Rollo is vice president of Greater Boston and Cape Cod for The Agency, and he mentions the community wants to strike a balance between keeping the community cozy and increasing affordable housing, which the state is also encouraging. Monument Beach is a blend of people who live in the community all year and some who own second homes here. “You’re seeing people with homes that are sometimes 100 years old adding on while maintaining the character of the home,” Rollo says. “Maybe an empty nester moves down full time, but the rest of their family is coming down for a good chunk of the year. In the next five to 10 years, I think you’re going to see a lot of two-to-three-bedroom-type units. ... I think you’re going to see more affordable homes for younger families.”

Schools in Monument Beach are close for easy drop-offs
The highly rated Bourne Public Schools district serves the area. Monument Beach’s elementary, intermediate, middle and high schools neighbor each other, making it easy for parents and guardians to drop off and pick up students who don’t take the bus. Bourne High School offers an Innovation Pathways Program, which allows students to choose a specialized study course on business and marketing or environmental and life science.
Bourne Middle School received an A- in the teachers department from Niche.
Bourne High School was given an overall B rating from Niche.

Monument Beach is set near commuter routes
Rollo says one of the biggest draws to Monument Beach is the ease of driving around to major destinations. “I live just a couple blocks from Monument Beach, but I can be in downtown Boston in an hour and 15 on a good day,” Rollo says. “It’s helpful in terms of proximity. The second big thing is accessibility to common amenities; dining, shopping, the beaches, hiking, things of that nature. It’s an easy way to be on the Cape without all the driving you have to do in the rest of the Cape.”
Health care, food services and retail are some of the leading industries throughout Barnstable County. When it comes to commuting, many people are driving to:
Falmouth, for the Falmouth Hospital and restaurants
Woods Hole, for the Woods Hole Oceanographic Institution
Boston, for employers like Massachusetts General Hospital or tech companies
Traffic usually picks up during the warmer months when tourists are in the area, and it can be slow going when trying to cross one of the two bridges connecting Cape Cod to the greater Boston area.
Residents can explore beaches, parks and trails
Monument Beach is full of outdoor activities. Along Buzzards Bay’s shore, there’s the Monument Beach Marina. “It’s a super clean beach, and it has a boat launch,” Rollo says. “You see day boaters dropping their boats in the water. People with larger boats can make it to Martha’s Vineyard, Nantucket and the Nantucket Sound. ... It’s not a giant beach, but it’s never overwhelmingly packed. Every year, they pull a pontoon out, and the kids can swim out to it.” Outside of the marina, some of the most notable outdoor spots around town are:

Where residents dine and shop for everyday needs
Rollo points out that another benefit of living in the area is that, unlike most of the Cape, restaurants in the area stay open year-round instead of opening seasonally. “There’s the Lobster Trap,” Rollo says. “It overlooks the river, and it has great seafood. Their sister restaurant is the Trading Post Lounge. They describe it as a towny bar, but it has really good bar pizza. ... A little farther down, there’s the Chart Room. It’s an institution in the Cape.”
Gray Gables Market in Monument Beach has a deli counter and sells snacks and packaged goods. If you need to stock up on groceries, though, there’s a Market Basket in Sandwich, about 10 minutes away. Coffee with a Thrift is one of the only shops in Monument Beach, and it’s full of items that attract casual and dedicated thrifters. For a wider selection of stores, residents drive to Falmouth, central Bourne or Wareham.
Bourne residents head to The Lobster Trap Restaurant & Fish Market for stunning water views and delicious seafood dishes.
Wareham Center residents can pick up essentials at nearby Target.
