Natural beauty and small-town life in Boxford
Boxford, about 30 miles north of Boston, suits those who prefer general stores to big-box shopping, who enjoy leaping into the cool water of a pond and who love the taste of fresh apple crisp and homemade peach ice cream. “If you like nature, the town is beautiful year-round,” says Mary Rossi, Realtor with Coldwell Banker Realty and Boxford resident for nearly 30 years. “In winter, the trees glisten with snow. In fall, the hardwood trees change color and you can watch sunsets on Stevens Pond.” Children in town can attend the highly rated school system, which shares a middle and high school with two neighboring towns.

Head to Baldpate Pond to fish for rainbow trout
In the summer months, locals can purchase a pass to the beach at Stiles Pond. While children frolic under the protective eye of lifeguards, parents can relax in the shade. Fishermen head to Baldpate Pond, especially after the “trout truck” comes to stock the pond each spring, Rossi explains. “There are lots of streams, ponds and vernal pools in Boxford.” Bikers and hikers can take a trip along the Boxford Rail Trail, which is a part of the East Coast Greenway. Residents with young children stop by the Harry Lee Cole School or Spofford Pond School to enjoy their playgrounds during non-school hours. They can also explore Boy Scout Park in East Boxford, which offers a rambling wooden play structure, swings and a large sports field.

Dinner and banking at the Boxford Community Kitchen
For the majority of the year, there are three restaurants in Boxford: the Boxford House of Pizza, the Boxford Community Kitchen and West Village Provisions. The Boxford Community Kitchen is the main hub for East Boxford. “In the morning, bus drivers go there before their run and construction guys stop in for lunch. If you want dinner out, you have to go to the Boxford Community Kitchen,” Rossi says. Residents can find the post office and town bank in the same building. In warmer months, locals can pick up produce from Paisley Farm and Greenhouses, and Benson’s Homemade Ice Cream opens for business. “People come from all over for their ice cream,” Rossi says. Benson’s most popular flavors are made from seasonal, local fruit. In West Boxford, West Village Provisions serves breakfast, soup, sandwiches and baked goods in a country-store setting that also carries a few kitchen essentials and locally made gifts. Residents who need to stock up on groceries at Whole Foods or Stop & Shop can find them in Andover, less than 10 miles away.

Holiday parades and the Boxford Apple Festival
In the fall, the Boxford Apple Festival is a chance to meet up with neighbors and taste all the apple delights — apple cider, apple crisp and more. There are also craft beer stands and live music. On Memorial Day, the town gathers for a parade featuring veterans, local Scout troops and the elementary school band, Rossi says. “There is also a Fourth of July parade — kids make the floats and then ride on them.” The Grand Illumination kicks off the winter holiday season. Residents meet for carols at First Church Congregational, and after a procession down Elm Street, stopping at homes to sing and encourage people to turn on their Christmas lights, they arrive at the Colonial-era Holyoke French House, where they can warm up and enjoy seasonal refreshments.

Boxford shares schools with Topsfield and Middletown
Elementary schools in Boxford are part of the Tri-Town School Union, which serves the towns of Boxford, Topsfield and Middletown. “Each town has two elementary schools, and they join with the other towns for middle and high school,” Rossi explains. Boxford’s youngest learners begin at Harry Lee Cole School for preschool through second grade, then move to Spofford Pond School for grades three through six. Spofford Pond earns an A-minus on Niche, and Cole has not yet been rated. Middle and high school-aged students get the opportunity to mingle with kids from Topsfield and Middleton, many of whom they already know from sports, Rossi says. Masconomet Regional Middle School and Masconomet Regional High School, housed within the same complex at the southern tip of Boxford, both score an A-minus on Niche.

East Boxford is closer to I-95 and West Boxford is closer to I-495
People tend to choose their homes based on work locations and highway access. West Boxford houses are closer to Interstate 495, and East Boxford is more convenient to Interstate 95. For access to the Massachusetts Bay Transportation Authority (the T) commuter rail into Boston, there is a station in Andover, about 9 miles west.
Large lots and single-family homes in Boxford
Many of Boxford’s homes are situated on sprawling green lawns due to town zoning that requires residential lots to be at least two acres. Though some Colonial homes still stand as evidence of Boxford’s long history, there are also several 1900s-era residences and a few newly built ones as well. Cape Cod, Colonial Revival and ranch-style houses are dominant. However, spacious, private lots allow for custom-built homes in a variety of styles. Single-family homes often start around $600,000 and usually top out close to $2 million. The Willows at Boxford, a townhouse community for adults 55 and older, includes duplexes that are selling between $1.2 million and $1.4 million.

Notes about Boxford
Boxford residents rely on private wells and septic systems. There is no town sewer system or water treatment plant. Many residential properties have wetlands, which are protected spaces. Homeowners will need approval from the conservation commission before damming up any streams on their land, removing native trees or beginning any major landscaping projects.
