However, a two-bedroom, two-bath home with a screened patio in Tuscany Bay can go for $385,000. Cambria Parc offers three- and four-bedroom Spanish-Revival-style town houses that can range from $500,000 to $630,000. And a five-bedroom, three-bath house with a backyard pool in Oak Run can run north of $1 million. Homebuyers in this neighborhood “want move-in ready versus doing any form of work,” says Zac Mazur, Realtor with Coldwell Banker. “They’re very particular on those details, and they’re willing to pay a little bit of a premium for having something complete.”Booked community calendars bring neighbors together
Each of the planned communities in Tuscany Bay-Prestwick feature an array of amenities residents can take full advantage of. Tuscany Bay offers tennis, pickleball and bocce courts, as well as social events like weekend barbecues and book club meetings. Hampton Lakes residents can take a dip in the pool, lounge on the sundeck or catch up with friends in the multipurpose social room. Colonial Estates has a calendar full of parties, from Valentine’s Day to St. Patrick’s Day to a Santa Walk in December. One thing to keep in mind about Tuscany Bay-Prestwick is the low walkability rating. “The only negative thing is you can’t really walk to shops or restaurants, but that’s going to be for any comparable community,” Mazur says. He notes that the community is “very centrally located” for driving to local retail stores, attractions and even airports.Local schools offer tech programs and hands-on learning
Even though communities in this neighborhood cater to those 55 years and older, knowing what schools exist in the area can be helpful for those with younger loved ones. Banyan Creek Elementary School earns a B-plus rating from Niche and holds the distinction of being a Florida Department of Education School of Excellence. It offers students the chance to discover environmental science through a Learning Garden. Carver Community Middle School, rated a C-plus by Niche, offers each student a digital tablet as part of its Pre-IT Academy, which allows them to create digital portfolios of their work throughout the year. Atlantic Community High School, also rated a B-plus by Niche, offers career prep instruction, focused on industries such as construction and drafting.
