Renovating homes in Copper Park requires approval from the city and has to align with guidelines that ensure the historic aesthetic of the neighborhood. “There have been some incredible renovations and remodels in the historic district,” says Mitch Hanson, a Broker with Keller Williams Montana who has sold homes throughout the area. The rest of the neighborhood’s homes typically sell for $600,000 to $800,000 and tend to be bungalows and American Foursquare styles. Cooper Park also has some condos, which typically sell for $1 million to $1.5 million.

A namesake park, and hiking an hour away
Named for the neighborhood, Cooper Park is in the center of the neighborhood, and it's a popular place for families with children to visit on a warm day. “I’d say it’s a very active city,” says Hanson. Hiking trails and camping spots are all over the Gallatin Valley. Fairy Lake, about 30 miles away, is one of the most popular spots in the area. People paddleboard, swim and float in tubes across the clear blue water, and the Sacagawea Peak trailhead starts at the parking lot. The trail winds through a thick forest before breaking into rocky mountain slopes. Goats patrol the highest parts of the trail in the early morning, and the bushes that manage to grow along the trail often snag tufts of white goat fur.

Downtown Bozeman's hustle and bustle
Cooper Park has access to the bustling heart of downtown Bozeman. Shops, restaurants and bars line West Main Street and offer everything from breakfast to late-night drinks. Jam! opens at 7 a.m. and often has a 15–20-minute wait for a table, and Plonk’s dim lighting and modern music playlist create a relaxing atmosphere for date night. Studio Coffee Roasters and Beacon Coffee Roasters are on the southwest corner of the neighborhood and often bustle with college students on lunch breaks or studying for exams. Cooper Park is also about a mile from one of the most popular donut shops in Bozeman, Granny’s Gourmet Donuts. “Granny’s is an institution,” says Hanson. “You have to line up before they open to get a donut.” There are plenty of options for treats and meals around Cooper Park, and groceries are close by, too. The Bozeman Co-Op on Main Street is less than half a mile from most homes in the neighborhood. Downtown Bozeman also has plenty of places to shop, like Lululemon, Schnee's and Alara Jewelry.

Getting around Bozeman
