South Central is an affluent neighborhood a few blocks from downtown Bozeman that’s historically been home to the city’s upper class. This is reflected in the diverse architectural styles in many of the grand homes that date back to the early 1900s. “You can find a story in a lot of those houses,” says Tara Wolfe Schaan, a Broker with Keller Williams Montana Realty. “They appeal to people who like older, more solid construction.” South Central’s streets are often shaded by trees and the neighborhood has outdoor spaces to relax or take a lunchtime bike ride. Plus, it is a very walkable area, where many businesses and parks are within steps of many homes.
Historic homes ripe for remodeling
South Central is best known for its highly sought-after historic homes. Turreted Queen Annes, Tudor Revival and remodeled cottages line the streets. Prices tend to range from $1.5 to $2 million. Many houses in the district were built in the early 1900s, so homeowners looking to remodel adhere to strict city guidelines. They’re aimed at maintaining the aesthetic identity of the neighborhood while bringing interior elements like appliances and furnishings up to date. Most houses can’t expand horizontally but are allowed to build upwards, so some homeowners add entire floors to some properties. Within the city’s guidelines, there is a certain degree of creative freedom that can add value to homes. “It’s really neat, what you can do with some of the houses,” says Wolfe Schaan. “People can upgrade them; they just have to communicate with the city. I think it’s a great opportunity.”
A ratings for Bozeman Public School
South Central is served by Bozeman Public Schools, which has an A rating on Niche. Longfellow Elementary School has an A rating and Chief Joseph Middle School has an A-minus rating. Bozeman High School has an A rating and has popular athletic programs in basketball and football.
Lunchtime bike rides on the Gallagator Linear Trail
Gallagator Linear Trail, located on the neighborhood’s southern edge, used to be a railway, but today most of the wheels spinning along its path are attached to bicycles. “Sometimes I’ll just take my bike out there on my lunch break, says Mitch Hanson, a Broker with Keller Williams Montana Realty. The trail leads to Peets Hill/Burke Park to the north, which is a popular spot for hiking and sledding. The Story Mansion, with its turrets, columned porch and dormered windows, might be mistaken as a typical house in South Central. It sits on a 2.5-acre park that’s open for public use, and people often stroll the grounds and read underneath towering trees that surround the lot. The Story Mansion has a long history in Bozeman. First built by an 1860s businessman and later used as a fraternity house, today it’s a national landmark that can be rented out for events, like kids' summer camp.
Bustling downtown Bozeman next door
South Central has limited dining and shopping options in the neighborhood, but less than a mile away is Downtown Bozeman, which is packed with restaurants, shops and bars. In fact, plenty of homes are a few hundred yards from West Main Street. The area has a mix of retail shops like Lululemon, Alara Jewelry and Schnee’s, an outdoor apparel shop. Jam! often has a 15-20 minute wait for breakfast, and 1864 and Copper are popular spots for an evening drink. Most people in South Central shop for groceries at the Bozeman Co-Op on West Main Street, right in South Central.
Art spaces and houses of worship
The Emerson Center for the Arts & Culture is home to three art spaces that host exhibits from regionally and nationally known artists. The Emerson Center also offers events like lectures, comedy shows and political events. South Central is also home to several churches that often hold community events in addition to weekly service.
Hopping on I-90 to reach a camping or hiking spot
The primary route in and out of the city is Interstate 90, about two miles away. Hiking, camping, hunting and fishing are a way of life in Bozeman. Residents are often willing to drive an hour or more to reach a good location. South Central also has access to Streamline Bus stops along Main Street. The Bozeman International Airport is in Belgrade, about 10 miles away, and the Bozeman Health Deaconess Regional Medical Center is two miles away.
