Located right by Montana State University (MSU) is the appropriately named neighborhood of University. Even though most homes are student housing, everyone is welcome to live here. Walking trails, local restaurants and community events all help make up the busy dynamic of this area. “You have a cross-pollination of student housing with homes for primary residents and the two co-exist very well," Mark Meissner says. Meissner is an MSU graduate who works as a sales associate for ERA Landmark Real Estate and has sold several homes in the area. "You have clean, tree-lined streetscapes and classic historic Montana architecture. It’s really got a nice feel to it," he continues.

Walking trails and community gatherings
Langohr Gardens Park provides a refreshing green space with a pollinator garden, a climbing boulder and a playground. Along the garden is a stretch of the Gallagator Trail, which extends for more than 1.5 miles. This trail was part of a now-abandoned railroad and its crushed-stone surface doubles as a pedestrian/ biking commute between MSU and downtown Bozeman. The Story Mansion and Story Park are just to the north, where residents can participate in community events like parties and guest speaking engagements.

Early to midcentury homes and the Rockies in the distance
Many homes in University are bought and rented out for students. "Because of the proximity to campus, MSU parents like to purchase investment properties for their students and to make some income because it's more cost-effective than paying rent," Meissner says. Overall, the residential areas are a broad mix that include cabins, cottages and duplexes. Properties sit near narrow sidewalks, some of which are shaded with Ponderosa pines and the occasional weeping willow. Many homes were constructed between the 1920s and 1960s, although some contemporary homes can also be found. From streets like S Tracy Avenue and S 3rd Avenue, the regal peaks of the Rocky Mountains can be spotted in the distance. A single-family home with two or three beds can cost anywhere from $660,000 to $800,000, while a larger home with five beds can cost between $750,000 to $2.2 million. Properties can spend about 55 days on the market before selling.

Highway 191, public transit and airport proximity
Traveling northbound, S 3rd Avenue opens to Highway 191. This road is commuter-friendly and leads to the west entrance of Yellowstone National Park. Streamline buses provide public transit around the neighborhood. The Blueline makes stops along W Grant Street and S Willson Avenue as well as towards the MSU campus and Longview Elementary School. The nearest airport, Bozeman Yellowstone International Airport, is roughly 12 miles when using Interstate-90 W, which intersects with Highway 191.

Collegiate sports, local attractions and concerts
Being so close to a major college, local sporting events and concerts are always right next door. During the school year, there are collegiate football games at Bobcat Stadium and volleyball games at Shroyer Gym. The Brick Breeden Fieldhouse hosts many regular concerts throughout the year. In fact, the Alpha Delta Fraternity at MSU uses this venue to put on live country music performances to raise money for local and statewide organizations. The neighborhood is also near the Museum of the Rockies, the American Computer & Robotics Museum and the Bozeman Public Library.
