Suburban Neighborhood in Bradenton, Florida
Manatee County 34212
Assortment of homes and condos around golf course
Sidewalks line the winding streets of Heritage Harbour, going past well-maintained lawns with towering palm trees. “There’s an assortment of homes for anyone from first-time home buyers to golf enthusiasts,” says Realtor Robert Casella with Preferred Shore. As far as planned communities in the region go, these early 2000 houses are considered a little bit older. New traditional builds boast Spanish influences, including stucco exteriors and tile roofs. Brick, stone and paved driveways lead to front-facing garages. River Strand is a gated community within Heritage Harbour. Ross has owned property in River Strand for over a decade. “They just have everything,” she says. Residents have exclusive access to the 27-hole golf course by Arthur Hills, pickleball and tennis courts, a heated spa, and a fitness center. Members can also attend community events, including holiday parties and trivia nights. Two-bedroom single-family houses range from $350,000 to $450,000, while three-to-four bedrooms can cost $450,000 to $750,000. Properties with water views can go for $750,000 to over $1 million. There is a homeowners association fee that covers landscaping. There are several condos in the neighborhood as well. Two-bedroom units range from $250,000 to $425,000, while three-bedrooms can cost $425,000 to $550,000. More expensive properties are closer to the water. The Federal Emergency Management Agency says that Heritage Harbour has a very high risk of hurricanes and a relatively moderate risk of flooding. Part of the neighborhood is in a Special Flood Hazard Area, where most private and all federal mortgage lenders require flood insurance.Heritage Harbour Golf Club and member benefits
While River Strand is only open to residents, the Heritage Harbour Golf Club is open to the public. This 18-hole course, also designed by Arthur Hill, began a $2.6 million renovation in 2022. Once everything is finished, golfers will enjoy four new holes and 14 renovated ones, with updated turf and playing surfaces. Besides priority tee times, members have unlimited access to new practice facilities and discounted lunches at the Clubhouse Grill. “It’s good food, and the waitresses are super nice,” Ross says. “The owner even came out to see us.” At Heritage Harbour Park, people can play disc golf or soccer. There is also a playground where kids can run around. In Downtown Sarasota, nature lovers can visit the aquarium and planetarium at The Bishop Museum of Science and Nature.Parrish Community High offers dual enrollment through local colleges
Heritage Harbour is part of the Manatee County School District. Freedom Elementary School earns an A-minus, and Carlos E. Haile Middle School receives a B-plus. The B-rated Parrish Community High School offers Advanced Placement (AP) and Advanced International Certificate of Education (AICE) courses and dual enrollment opportunities through the State College of Florida and the University of Florida—Sarasota/Manatee. The district has school choice, so students can apply to programs not offered at their zoned institutions.Bradenton recurring markets and concerts
Bradenton has several events throughout the city that residents can attend. At the Friendly Flea Market, attendees can stroll from vendor to vendor, stopping to purchase art, plants or curated vintage goods. There is also live music, food and drinks. The market is held on the second Sunday of every month. The Music in the Park series features weekly free concerts on Friday nights at the Bradenton Riverwalk Pavillion. Concerts are held for a month straight in the fall and spring.Interstate 75 borders Heritage Harbour
Both Franklin and Casella attest to Heritage Harbour’s proximity to Interstate 75, which draws people in. “It’s really a great location,” Franklin says. Downtown Sarasota is about 20 miles south, and Tampa is less than 50 miles north. Sarasota Bradenton International Airport is about 15 miles away. While the closest hospital is Manatee Memorial, about 7 miles away, there is an urgent care in the neighborhood.Ongoing development will bring retailers closer to home
The Marketplace at Heritage Harbour is an ongoing commercial development in the southern part of the neighborhood. Already, residents can enjoy dinner and drinks at Miller Ale’s House, a regional favorite with over 35 drinks on tap and do their bulk shopping at Costco. Upcoming additions will include Target and Whole Foods. Until then, most people get groceries from Aldi or Publix. There are several places throughout Bradenton to get a bite to eat. Franklin recommends Wolveshead Pizza & Wings. “It’s like the local ‘Cheers’ to me,” she says. “Everyone knows each other.” Downtown Bradenton offers more options less than 10 miles away. Taverna Toscana serves Italian food, while Mattison’s Riverwalk is known for traditional pub fare. The Bradenton Public Market runs on Saturday mornings from October to May. Shoppers can buy fresh produce, baked goods and local art while listening to live music.
