West Bradenton offers suburban convenience near the coast
West Bradenton consists mainly of compact condo developments and subdivisions with homes featuring green lawns, palm trees and decorative shrubs. "West Bradenton is more residential than other parts of the city. It has older, established homes. There are businesses along Manatee Avenue, but not a whole lot," says Susan Harrison-Phipps, a Bradenton resident and real estate agent with Affordable Real Estate. Residents have easy access to neighborhood schools, G.T. Bray Park and bustling thoroughfares inside the city.
Home prices run the gamut
The majority of homes are ranch styles from the 20th century. Many have stucco exteriors, attached garages and paved driveways. "There are a few [21st-century] constructions. But we ran out of land, so everything is moving east," Harrison-Phipps says. Many housing developments don't have HOAs like Cordova Lakes and Beighneer Manor. Some condo communities are exclusively 55-plus areas, like Meadowcroft or the golfing development, Pinebrook Ironwood. Most attached units and houses under 1,250 square feet range in price from around $110,000 to $450,000. Larger houses usually cost between $450,000 and $800,000. However, some properties, such as waterfront residences and homes over 2,500 square feet, can range from $850,000 to over $1.7 million.
Recreation at G.T. Bray Park, the golf course and Rob Preserve
G.T. Bray Park's 140-acre grounds feature a dog park, skate park and athletic fields. There is also a play area, a disc golf course and an amphitheater for events. Visitors can access the pool and other amenities at the G.T. Bray Recreational Center through a daily fee or membership. Bradenton Country Club has been a private facility in the area since 1924. The grounds include a golf course, driving range, hard surface courts for pickleball and tennis as well as a fitness center. A wooden observation tower in the Robinson Preserve stands about 5 miles away. The structure offers elevated views of the marshy mangroves and slow-flowing channels. A canopy walk lets visitors view the preserves from rope bridges suspended above the ground. There are also trails for kayaking, hiking and bicycling. Locals visit Anna Maria Island and Cortez Village, about 5 miles away, for more outdoor recreation.
Learning in the School District of Manatee County
Four elementary locations serve families in the neighborhood. Students to the north might enroll in Palma Sola Elementary or Jessie P. Miller Elementary; the schools have A-minus and B grades, respectively, from Niche. Other children will likely attend H.S. Moody Elementary or Sea Breeze Elementary, which have C-plus and B-minus grades, respectively. W.D. Sugg Middle receives a C, and Manatee High has an A-minus. The School District of Manatee County offers school choice through Controlled Open Enrollment. Homes in the neighborhood are close to highly rated private schools. According to Niche, IMG Academy is the best private high school in the county. Saint Stephen's Episcopal School, another popular private institution, accepts all grades.
Businesses off of Manatee and Coretez avenues
Beachway Plaza, off Manatee Avenue, has a Publix grocery store and national retailers like Target. Along Cortez Avenue stands a Walmart Supercenter and the Paradise Bay Shopping Center. "West Bradenton is more residential, so there are only a few restaurants. Joey D's Chicago Style Eatery & Pizzeria is a pretty happening place," Harrison-Phipps says. Other popular spots include RJ Gator's of Bradenton and Pigout BBQ & Southern Soul Food. The upcoming mixed-use development, SeaFlower Village Center, will be constructed at the corner of 75th Street and Cortez Avenue. West Bradenton is also close to cultural spaces near downtown, like LECOM Park.
Access to transit, medical care and Sarasota Bradenton International
Public bus stops are along main roadways, including Manatee Avenue and Cortez Avenue. HCA Florida Blake Hospital provides general and emergency services. Drivers can reach downtown in roughly 5 miles. Sarasota Bradenton International Airport is about 10 miles away.
Gatherings at G.T. Bray Park
Residents head to the local green space for public events. The Manatee County Seafood and Music Festival is held at G.T. Bray Park. The city also sponsors Family Fun Night at the on-site recreation center.
Weather risks along Florida's Gulf Coast
As a part of Florida's Gulf Coast, the neighborhood is prone to tropical storms and hurricanes. Some properties along the river are in a flood zone. However, virtually all properties in Bradenton have some risk of flooding.
