West Branson offers lakefront living near dining and entertainment
West Branson is in a prime spot in the city: neighboring downtown Branson and close to several bodies of water, including the White River, Lake Taneycomo and Table Rock Lake. “You have the employees that work in town [living there], and a lot of retirees, second homes and lake homes, as well as investment properties,” says Parker Stone, a Realtor with over 20 years of experience, who works for Keller Williams Tri-Lakes. Locals live just south of Branson Strip, known for its museums and performance venues. Downtown has its own fun, from waterfront shopping to homestyle dining on Main Street. Outdoor recreation is equally robust, including a golf course at home and trails leading through the Ozark Mountains.
A mix of styles and settings, from condos to waterfront homes
Condos are common here, situated either closer to the water or entertainment along the highway. They range from $160,000 to $390,000, with luxury and location factoring into pricing. Some come with an existing stream of renters. Single-family homes range from traditional ranch-style homes to custom builds. “We have waterfront homes that are super nice and have the amenities of being lakefront,” Stone says, noting private boat docks and boat ramp access. Single-family homes in Country Bluff Estates fetch from around $400,000 to $700,000. The subdivision overlooks the mountains and lake and features a recreational clubhouse. HOA fees range from around $25 to $50. Otherwise, single-family homes range from $230,000 to $400,000.
Schools in Branson give students room to grow and plan ahead
Branson Public Schools serves area students. Cedar Ridge Elementary School, covering grades 1 through 3, scores an A-minus on Niche. Fourth through sixth graders head to Cedar Ridge Intermediate School, which earns a B-plus. Branson Junior High School and Branson High School also get B-plus ratings. Branson High School helps students prepare for college and beyond through its Individual Career and Academic Plan program.
Boating, hiking and golf are all part of life here
A local boat ramp and the Fall Creek Marina support days on the water. The nearby marina has a 500-foot boat dock and guides that lead fishing trips. West Branson's Lakeside Forest Wilderness Area spans 140 acres with 5 miles of trails leading through wooded terrain. Stone steps take hikers to the banks of the lake. Tee time happens at the public, championship Branson Golf Course. Or people can visit Shoot for the Stars Mini Golf on the Branson Strip. Branson Musicland Kampground is a nearby RV park within walking distance of Branson Strip’s attractions. Ballparks of America is also close, with replicas of major league fields that host youth sports. Table Rock Lake is less than 10 miles away for more fun on the water.
Singing servers, homemade desserts and wine tastings
Shopping and dining clusters around Branson Strip, Highway 165 and Green Mountain Drive. Singing servers deliver burgers and desserts to customers at Mel's Hard Luck Diner. Florentina's Ristorante Italiano is known for its specialty pasta and brick oven pizza. Grandma Ruth's Cinnamon Rolls & Ice Cream pairs coffee with homemade dessert. People drop by Ozark Hills Winery's tasting room for signature reds and whites, but also whiskey. Rhodes Family Price Chopper is a local grocery option. Shopping in West Branson includes Walmart and specialty stores at Grande Village Shops. Downtown Branson's Main Street area has mom and pop shops. Branson Landing, Tanger Outlets Branson and Shoppes at Branson Hills are destinations for big-box stores — all within 5 miles.
A wide world of entertainment in Branson
On Branson Strip, locals can tour the Hollywood Wax Museum, catch a show at the Clay Cooper Theatre and see animals up close at Branson's Wild World. Aquarium At The Boardwalk is one of the first spots to open in the developing Branson Boardwalk area. Branson Landing hosts community events, including the holiday tree lighting in November. Silver Dollar City is Branson’s signature amusement park, less than 10 miles away.
Highways 165 and 76 connect the area
West Branson is built off highways 165 and 76, routes to Table Rock Lake and downtown. Downtown’s free trolley connects to key spots, including Branson Landing. Roadways, including Fall Creek Road in West Branson, were affected by flash flooding in 2024.
