Highly rated schools and diverse parks and recreation in Brecksville

Known for its esteemed school district and central location, Brecksville offers ample parks and recreation within a 30-minute drive of downtown Cleveland. “When people are moving to Cleveland, the Brecksville-Broadview Heights school district is what people are interested in,” says Brecksville native Suzanne Lambert. Suzanne and her husband, John, are both local Realtors with Howard Hanna. “People also really like the location. We have so many hospitals, including the Cleveland Clinic. They are huge employers here, so a lot of people like living here because they’re 30 minutes from work.” The city has no shortage of activities, from a national park with scenic hiking trails to a community center complete with an aquatic center and youth sports leagues. Valor Acres, a new mixed-use lifestyle community, is in the works and promises a mix of retail and residential spaces in a pedestrian-friendly setting, plus a boutique hotel and proximity to the upcoming Sherwin-Williams research and development campus. "A lot of people who grew up here tend to stay here," says Realtor Chris Davidson, also with Howard Hanna. "It's common to have multiple generations of families here. People naturally want to stick around."

Midcentury homes, new builds and condos

Housing options range from early 20th-century homes to new builds in subdivisions. “A lot of Brecksville homes were built in the ‘60s and ‘70s, but there’s new construction too,” John Lambert says. Most homes sell for $300,000 to $500,000, though older cottages and ranch-style homes can sell for $200,000 to $400,000. Roomy lots, green lawns and attached garages are standard, but some streets and subdivisions feature sidewalks or towering oak trees. Larger New Traditionals and Colonial or Tudor Revival homes range from $600,000 to $800,000, while custom-built estates can break a million. Condos typically range from $150,000 to $300,000. "The parks and schools are really what bring people here, and the central location keeps the valuations up where they are," Suzanne Lambert says.

The community has plenty of laid-back eateries and bars. “Brecksville is kind of self-contained with a town square, and everything is in town,” John Lambert says. “You don’t have any big box stores or anything like that. It’s quaint, small, family-run businesses, and it’s all right there.” At Burntwood Tavern, patrons can indulge in a diverse menu featuring everything from tacos and chicken wings to salmon, all served in a historic setting. Residents enjoy signature drinks and breakfast items at Joe Maxx Coffee Shop. Since 1974, Honey Hut Ice Cream has served homemade flavors.
